Owners - Thank you for returning your solar panel carport ballots!

BUT… We still need more!! We received so many shortly after they went out but they are coming in more slowly now and we still need several more to reach our quorum! If you have not yet sent your ballot in, please return it ASAP and if you didn’t receive yours or can’t find it, please contact Dianne in the office to have a new one sent to you. As mentioned in previous newsletters and board meetings, we need to hear from at least 75% of the owners with a “YES” vote for the board to be able to continue their investigation into this project so it’s imperative that you read the information enclosed with the ballot and then vote and return ASAP. If you have any questions before you can make an informed decision, please email or call the office and someone from the board will get back to you. A stamped, self-addressed envelope is enclosed to make it even easier for returning the ballot and please don’t forget to have the legal owner sign the outside envelope or your vote won’t count!

Entrance gate system is for allowing your guests and visitors in

Fortunately you live in a gated community, which definitely helps keep out those who are not current residents or guests of residents. Of course there is no guaranteed way of keeping all “uninvited” people out but it’s certainly a great deterrent and is more than likely a good part of the reason we have minimal crimes or vandalism reported at Surfside 1. Our gate system tracks every card, entrance gate card and clicker, and entrance gate code that is used so it’s important to always use one of these forms of entry rather than just following other vehicles in whenever possible. Plus it helps keep others from following you in if you stop to use one of those forms of access. Please be sure to always give your guests AND vendors your gate code to enter through the gate rather than having them follow someone in. There is no generic code for anyone to enter so if you order something, whether it be a food delivery or a package, or you hire a contractor, it is your responsibility to provide your gate code for them to enter. The office only allows our own vendors or contractors into the complex. And as most of you should know, your guests can look you up by last name/first initial and hit the call button or they can just dial the 4-digit code (no # or *) that is assigned to your phone number and it will ring your phone. If you don’t know what your 4-digit code is, you can find it by looking for your own name on the gate system and then the 4-digit code is off to the right. If you would like your name to not appear on the screen, I can set it to not show up and then you will just always need to give your guests the 4-digit code. 

Important! Vehicle rules that seem to be forgotten quite regularly

Since it seems that the office issues “vehicle notices” for some rules being broken more than others, here are a few reminders so that you can avoid a notice and/or violation fine.

  1. All vehicles registered to your condo are required to be operational, currently licensed and have a visible SS1 parking permit.

  2. Immediate $50 fine for back-in parking in GUEST PARKING only.

  3. Abandoned vehicle rule: Vehicles in GUEST PARKING must be moved at least every 96 hours or they are subject to being towed.

  4. IMMEDIATE VIOLATION for not parking one of your registered vehicles OVERNIGHT in your reserved parking space (unless none of your vehicles are on the property, of course).

Please welcome our new landscape company that starts on Monday!

The HOA has chosen to hire a new landscape company that we hope will meet our current needs of the property. The new company is Better View, Inc. and they come highly recommended. This company will have a crew of 3 that will be working every Monday instead of Thursdays so we wanted to give you a heads up as to why you see the crew here on a different day from the usual. As always, if you have any concerns after they start, please contact the office and do not address it with the vendor directly. 

What are you putting in your garbage disposal??

Please be very careful about what you put in your garbage disposals. We are hearing of clogged drains because residents are putting items in the disposal that should never be put in there, i.e., pasta, rice and beans, skins from vegetables (potato, avocado, etc.), and large amounts of food at one time. Please only place small amounts of food at a time when putting “acceptable” items in your disposal. If excessive or unacceptable food in the disposal causes damage to another unit, the owner may be held responsible for the damage. As an example, one resident in an upstairs unit put a bunch of pasta down the disposal and it ended up in the washing machine hoses of a lower unit and clogged their plumbing! This was an expensive mistake for the upstairs owner! Basically, if in doubt, please put leftover food in your garbage can, not your disposal. 

“More” patio and balcony rule and maintenance reminders

Last month’s newsletter had an article about the majority of the balcony and patio rules and if you missed that article, please refer back to it. A couple of items that weren’t mentioned have come up since the newsletter went out so please remember the following:

  1. No carpeting or tiles can be placed on the 2nd and 3rd story balcony decks. These can cause major damage to the plywood deck and possibly create damage to the substructure along with leaks into lower units. If you currently have carpeting, it must be removed immediately. If you have tile flooring on the deck, you should consider having it removed as it could have already caused damage that can’t be seen.

  2. For those items that aren’t allowed to be stored on your patios or balconies but you don’t have room in the condo, the rules do allow for one professional outdoor resin/plastic storage chest (the low ones that are like a bench).

Please refer to the “Balcony Rules” in your Rules and Regs so that you are aware of ALL of the rules for the balconies and patios. Also it’s imperative that all owners refer to the BALCONY MAINTENANCE REQUIREMENTS as it is your responsibility to maintain your own balcony deck and report any concerns with your balcony railings to the office. 

Annual interior plumbing line cleaning project moving along

As many of you know, the HOA recently started back with the mandatory annual interior plumbing line cleaning project after putting it on hold due to COVID-19. Only the LOWER FLOOR UNITS need to be entered and the last few buildings will be completed during the month of April so if you have not yet received notice of this project allowing the plumbers to enter your condo, you will be receiving notice within the next couple of weeks. Thank you to everyone for your cooperation with the plumbers to be able to enter your condo to be able to complete this very necessary project. 

Overflow parking at electric vehicle stations

The closer we get to summer and the more that everything starts opening up from the “lockdowns”, the busier SS1 will be with residents and visitors. How great that more people will be enjoying their beach home again but it also will keep the parking lot much busier. As the above article states, please remember that one vehicle is required to be parked in your reserved space overnight but it helps to use it during the daytime as well to keep guest parking open for guests. To help with the extra parking needs, the HOA has assigned 4 of the electric vehicle spaces as “overflow parking” for OVERNIGHT parking. Typically parking is not an issue until evening when everyone is home so please use available guest parking first but if there is nothing available, then those 4 spaces are available to use. 

Disposal of electronics

As you know, electronics cannot be disposed of in the HOA dumpsters or recycling bins. If you have any old electronics that you want to dispose of (computers, printers, monitors, etc.), please [contact us so that a neighborhood volunteer can] dispose of them for free. 

No changes to COVID-19 amenity closures “yet” but we are getting closer — hang in there!
