SAVE THE DATE – ANNUAL ELECTION MEETING ON OCTOBER 26TH
The annual election meeting for owners to elect nominees for the two open board member positions will be held on Saturday, Oct. 26th in the clubhouse. Have you turned in your nomination form yet - deadline is almost here! Doors open at 12:30 PM for sign in and a light lunch; meeting starts promptly at 1 PM. There are several new homeowners at SS1 since last year’s meeting and we hope you will join the many other homeowners who attend these annual meetings. The owners are eager to hear the “State of the Association” message from the board president, including updates on last year’s projects and those that are planned for 2020, along with the Treasurer’s report. You will be receiving your ballots in the mail soon so PLEASE follow all directions when marking and sending your ballots. We need to have a quorum of ballots returned (103) or the meeting cannot be held so please send in your ballots as soon as you can after receiving it and don’t forget to SIGN the outside envelope or your votes won’t be counted.
PLEASE REPORT BALCONY RAILINGS IN NEED OF REPAIR
As you know, we have two full-time maintenance staff employees now and they are working diligently at replacing all damaged wood on the exterior of the buildings and maintaining anything that isn’t damaged yet to keep it from getting worse. One of the items they would like to focus on next, after they complete the current project they are working, is the wood caps of the balcony railings on the enclosed balconies. Only the ground floor balconies can be seen by the staff but it’s up to the owners of ALL condos to notify the HOA whenever you notice any issues with your balcony railing, whether it is an enclosed or an open wrought iron railing. Please check to see if the area between the wood cap and the stucco needs to be caulked so that rain can’t get in. We also need to know if there is any visible damage or does the cap just need to be painted. This will be an ongoing project while taking care of the caulking and damaged railing caps first and then painting the others as time permits, in-between other priority projects. The maintenance staff also needs to know how the paint job is holding up on the wrought iron railings. We received many compliments about the railings after they were painted but we want to make sure they are staying in good condition. Please be sure to wipe them down occasionally to keep the dust and salt air off of them. Please contact the office if you find any of these items that are in need of attention.
ARE YOU MAKING SURE YOUR TENANTS ARE AWARE OF ALL NEW RULES?
The office does try to include tenants whenever newsletters, new rules, etc. are emailed out but it’s the owner’s responsibility to make sure that their Property Managers and tenants are made aware of any and all new rules, rule changes, condo requirements, etc. Please be sure to forward any and all information that your tenants need to know. It’s better that they get the information twice than not at all.
ARE YOU HAVING ISSUES WITH ANTS OR OTHER INSECTS BESIDES TERMITES?
The HOA is under contract with Clifton Pest Control to treat for termites, inside and outside of condos, but all other “critters” are the responsibility of the owner or tenant. If you have ants, spiders, etc., please contact your owner.
PET WASTE STATIONS, BAGS ARE FOR PICKING UP AFTER YOUR PETS
Thank you to all of you who pick up after your pets and put the bags in the pet waste areas. For the most part, everyone is really good about doing this and everyone here appreciates it. But there are still those few who do not pick up after their pets and this is not only an immediate $100 violation, but it’s very inconsiderate to those who go for walks on the property and end up stepping in the waste. Please be courteous and always pick up after your pets. Also, please do try to take your own bags with you when you walk your dogs but if you forget one, the doggy stations are definitely there for your use but please just take what you need for your immediate use because those bags are quite expensive. And just a reminder that these rules apply to ALL PETS, cats included. They need to be on a leash if they are outside and you need to pick up their pet waste if you walk them outside, the same rule that applies to dogs. And this includes urine on the walkways, which we are getting many complaints about.
REQUIREMENTS FOR CONDO REMODELING
If you are planning to do remodeling on your condo, please first let the office know so that they can let you know if anything you are doing will need approval by the board of directors or if it’s a standard remodeling that the office staff can approve. An Architectural Modification form is required for ALL remodeling and the city will need a copy of the approved form if you need to pick up permits. Also be courteous by letting your next-door neighbors and/or upper or lower floor neighbors know ahead of time so they can be prepared for the additional noise. The HOA follows the same construction hours during the week as the city of Port Hueneme uses as a guideline, which are 7 am – 7 pm Monday – Friday. But the HOA has approved the hours of 9 am – 6 pm for Saturdays and Sundays. If your contractor can start later for at least the noisy work or not work on weekends, that’s even better for your neighbors but they are authorized to work those hours if needed. If you are aware of contractors working outside of those hours with noisy projects, please notify the office so that we can notify the owners.
DO YOU HAVE HOMEOWNERS OR RENTERS INSURANCE?
Homeowners may not be required to carry homeowners insurance if they don’t have a mortgage loan but it is highly recommended that you do carry insurance for at least the items that are NOT covered under the HOA master policy (which only covers the buildings). Some of the items that are not covered that you should have covered are listed here: Personal liability, personal property, building interior improvements that might not be covered by the HOA master policy, loss of use, guest medical, jewelry & art, loss assessment and earthquake loss assessment. Please talk to your insurance agent to make sure you are covered appropriately. Also, if you are a tenant, your owner is not responsible for your belongings if there is damage to the condo (i.e., fire, plumbing, sewer leak, etc.). Owners are typically only liable for the items listed above so it’s highly recommended that you obtain renters insurance for your personal items and possible loss of use. It is very reasonably priced to purchase, typically $200-$250 or less annually. Be sure to check with your insurance agent about the best insurance coverage for your situation. Also, if you have Homeowners Insurance but rent your condo out, be sure to let your insurance agent know this so they can change the coverage accordingly.
COMMUNITY EVENT IN CLUBHOUSE – BUNCO COMING UP ON SEPTEMBER 6TH!
If you haven’t already signed up, please come join the group anyway and learn how to play a fun and easy dice game. The first bunco game is scheduled for Friday, September 6th, in the clubhouse at 7 PM. The info is on the bulletin board for sign up or you can just show up and have a great time. Dessert provided. It’s a closed group for only SS1 residents and owners.
REMINDERS: Roller blades, skateboards and motorized scooters are prohibited to be used on property and must be used outside the complex. No bicycles on sidewalks. All residents must park one of their registered vehicles in their assigned covered parking for overnight parking when they are on the premises. No back in parking in Visitor Spaces and vehicles must be moved at least every 72 hours.
