COMMUNITY SUMMER BARBECUE WAS A HUGE SUCCESS
Hopefully you were one of the fortunate 85+ SS1 residents and/or owners who were able to attend the extremely successful community barbecue recently. The office has received MANY compliments about this event that was organized by some of our great tenants (thanks again to Pauline, Emalani, Rosemary and Susi!) and there was lots of enthusiasm for future community events. Most everyone has said that this was already a great community but now it feels even more “close knit” than it did before. Also, a big thank you to Pauline’s husband, Brian, who did ALL of the barbecuing of hamburgers and hotdogs and to Rosemary’s husband, Bernie, for the great music he and two of his band members provided. Several smaller “specific” group functions are being planned going forward so please watch the bulletin board and future newsletters for info on these groups. The first one is a monthly Bunco group that will be starting in September. Info for events will be on the bulletin board in case you would like to give one of the groups a try!
Also, since the event was so successful, a resident started a “closed group” FB page for residents and owners at SS1 only as a way to communicate about future events, post photos of events, etc. This is NOT an HOA managed page and is not for anything HOA related so please keep that in mind if you sign up for this page. ALL CONCERNS, COMPLAINTS & SUGGESTIONS NEED TO COME FROM THE OWNERS
We thoroughly appreciate and respect all residents whether they are an owner or tenant but per the CC&R’s, when it comes to HOA related issues, those items need to come from the owners. If you are a tenant and have a concern, complaint, suggestion, a violation to report, etc., please always filter those through your owner or property manager so that they can present it to the office. This includes anything verbal and/or written. And all items need to come IN WRITING directly through the office from the owners rather than communicating verbally to the office staff or a board member. If it is urgent, you can call the office first but it must be followed up by a written request from your landlord or you can email the office with a copy to the landlord.
EVERYONE DESERVES PEACEFUL ENJOYMENT OF THEIR CONDO
If you find that a neighbor is causing you to not have reasonable “peaceful enjoyment of your condo”, please try to work it out peacefully and tactfully with your neighbor before coming to the HOA with a complaint. Most neighbors are reasonable and do not realize until you tell them that they are walking too heavily with loud shoes on, that they are playing their music or TV too loudly, etc. Voices really carry between condos as well, especially while sitting on the patios or balconies. Please try to handle your issues with your neighbor first but if that does not work or you aren’t comfortable with approaching your neighbor, you can notify the office IN WRITING so they can address it with your neighbor or you can fill out a violation complaint form and turn it into the office. And as stated in the previous article in this newsletter, please go through your landlord for these issues or at least copy them on your email as they need to be involved. We can then take the proper procedures to try to resolve the issue. If you are the person living upstairs, please do try to take “noisy” shoes off when entering your condo. If you have a dog or child that runs back and forth on the floor or up and down the stairs, please know that the noise carries immensely to the lower units so they need to do their running outside. But as a lower floor resident, please remember that it’s normal to hear some noises from the condos above you; that’s just a part of being on the ground floor. We all live in very close quarters so please always try to be considerate of the people who live around you. Of course, for extreme noise like late night partying, music, etc., please call Archon Security at 800-274-5717 and they will arrive to ask the residents to be quiet.
NOISE LEVELS IN THE POOL AREAS
The office receives occasional complaints about the loud voices at the pools and Jacuzzi's in the evenings when residents are trying to relax or watching TV. As a courtesy to the residents who live around the pool areas, please remember that voices carry loudly from the pool areas so please try to keep your voices down while enjoying these amenities in the evenings, especially during the designated quiet time of 8PM -10PM. We want everyone to enjoy the pools and Jacuzzis, but we also have to remember the rule of “peaceful enjoyment of your condo” and that applies to noise from the pool areas as well. Thank you for your help in this area. Also please remember that the County limits the number of people in the jacuzzi at one time to 6 people. And the HOA asks that you please be respectful of “sharing the Jacuzzi” by not occupying the area for more than an hour at a time. There are several residents who like to use the Jacuzzi’s and the office receives complaints occasionally that the same people will just sit around the edge for 2-3 hours visiting, which keeps others from enjoying the use of the jacuzzi. We want everyone to have a chance to enjoy the amenities.
LOST AND FOUND ITEMS IN OFFICE
Occasionally personal items, keys, etc. are found on the property, including at the pool/Jacuzzi area, so once they are turned in they are kept in the office until someone hopefully stops by to claim them. At this time there is a set of keys, a single house key on a key chain, 3 pairs of sunglasses, pool toys, etc. so if you are missing these items, please come to the office to claim them. And in the future if you think you’ve lost something on the property, please call or stop by the office to check. I’ve had sets of car keys dropped off that nobody ever came to claim so once it’s been at least a year, they get thrown out. Hopefully we can return more of these items to the rightful owner.
ALL VEHICLES MUST BE MOVED AT LEAST EVERY 72 HOURS IN VISITOR PARKING
And this includes COVERED VEHICLES. We understand that many of you like to cover your vehicles from the marine air at the beach but please remember that if it’s parked in visitor parking, it still needs to be moved at least every 72 hours, as required by Civil Code CVC 22658(a). If you plan to keep it covered, it might be better to park it in your covered space so you don’t need to move it regularly. But either way, we do not allow vehicles to be stored here so if your vehicle is not operational or you aren’t using it, it needs to be parked elsewhere to keep our limited parking available for vehicles that are being used.
VERY IMPORTANT ACE DURAFLOW PLUMBING INFO
For those owners who purchased since 2003, you may not know that the ACE Duraflo company was used in 2003 to repair the pin hole leaks in our water source lines inside of each condo. They informed us that in order to preserve the work done to the pipes, we are required to maintain the water temperature on our water tanks at 120 degrees or less. Additionally, the pipes MUST NOT BE SOLDERED or this will melt the internal lining on the pipes that was part of the Duraflo work done in 2003 to coat the inside of the walls of the pipes. This work was guaranteed for 10 years but can last up to 75 years if proper care is taken. Please help us maintain the work done on our pipes by ACE Duraflo by verifying that the temperature setting on your water heater is set NO HIGHER THAN 120 degrees. And if you have any work done on your interior water source lines, please make sure your plumber uses an alternative solution to soldering. If you have a tenant in your condo, please confirm with them about the temperature setting on your hot water tank. Please contact the office if you have any questions.
