WINTER RAINY WEATHER – WAYS TO HELP AVOID LEAKS INTO YOUR CONDO
Once again, when the rain pours like it did recently, we get reports of leaks coming through the sliding doors. Many times it’s just a wind driven event that causes the rain to get in between the two glass doors. But without wind, typically the cause is that the weep holes in the track of the sliding doors are clogged from sand so the water has nowhere to go but inside the unit. And this not only can affect your own unit but if you are in an upstairs unit, it can also cause water to go into the unit below. Please be sure to clean the sand out of your sliding door track on a regular basis to avoid damage to your condo or possibly others. Also keep the exterior drain holes on the deck free of debris if you have an enclosed balcony. If it is clogged, the balcony can retain water and can cause major damage to your condo and the one below you if you are in an upstairs condo and this is an owner responsibility. Another cause can be that the windows, sliders and balconies are not properly caulked to avoid water coming in. Please make sure that these are all checked out and caulked if needed. Balconies in poor condition can also cause leaks into other units so if your balcony deck surface has not been treated with a waterproof deck coating within the last 3-4 years, it needs to be done again. It is the owner’s responsibility to maintain the deck of their balconies so if you have not had yours professionally checked out recently, please take care of this ASAP. All of the building roofs have been totally resurfaced other than a final coat on two buildings (9 & 10 – they will be done as soon as the rains stop), so there will hopefully be NO leaks coming from the roofs but of course please notify the Emergency Hotline for any leaks into your unit so it can be determined where it is coming from.
ALL HOA RELATED MAINTENANCE ISSUES NEED TO GO TO THE EMERGENCY HOTLINE!
We know that it gets confusing about who to call when there is a plumbing issue or water leaks coming into the unit from the rain. If you are quite sure it’s an owner responsibility, i.e., garbage disposal issue, toilet constantly running, etc., then you can call your own plumber. But if you are in doubt as to who is responsible, please call the Emergency Hotline and they can determine if you should call your own plumber or if our own HOA staff will check it out. The main thing is that it’s addressed right away, especially if it’s urgent, so please call the Hotline if there is any doubt about who might be responsible. If you don’t call the Hotline and decide to take care of the issue yourself and then it ends up being an HOA issue, it may be more difficult to be reimbursed for your expenses so please follow protocol. The hotline number (877-600-4940, please keep this number handy at all times) is monitored 24/7 and once the operator gets your information, someone from the HOA maintenance staff will get back to you. They will call you ASAP if it’s an emergency, otherwise it will be within 24 hours. They also take the calls for exterior water leaks or issues so if you see something like a broken sprinkler head, water flowing down the driveway, water too low in the pools or Jacuzzis, etc., please call them! The main thing is to NOT call the office as Dianne does not handle any maintenance issues other than scheduling termite inspections or treatments. Dianne receives many emails with maintenance issues, some being urgent, and if these come in on her day off the issue might not get addressed until the next time she works. If in doubt, please call the HOTLINE. But please do not call them for door lockouts, gate card not working, noisy neighbors, etc.
15-DAY NOTICE OF APPROVED PARKING RULE:
An immediate $100 fine will be charged for parking in another resident’s reserved space without permission from the owner. Parking space owner can have vehicle towed at their discretion.
28-DAY NOTICE OF PROPOSED PARKING RULE:
Due to the frequent occurrence of vehicles being left in the same visitor parking space for extended periods of time, which is in violation of Civil Code #22658-A that we have already been enforcing for several years (which relates to abandoned vehicles), the following rule is proposed to be included in our Rules and Regs:
Storage of vehicles, defined as parked in the same space for 96 hours, is prohibited in visitor parking spaces and subject to being towed with proper notice.
28-DAY NOTICE OF PROPOSED BALCONY RULE:
Since many residents have asked for permission to use a patio umbrella when they are enjoying their patio or balcony, the following rule is proposed to allow this while also helping other residents from not having their view blocked on a regular basis and avoiding hazards or accidents from an umbrella possibly getting blown away in the wind:
One patio umbrella is allowed per patio or balcony. To avoid hazards or accidents, umbrella must be removed or closed up when it is left unattended or unit is left unoccupied.
PAPERLESS IS THE WAY TO GO!
Once again, the HOA is working towards being as paperless as possible to save money on printing and mailing fees and making sure documents and statements are received in a timely manner. When we were managed by Anchor Community Management, almost 90% of the owners were signed up for email delivery of documents but since we transferred over to CPM, only about 25% of owners are signed up. We know that it’s an inconvenience to have to sign up again but it only takes a few minutes to do this and then you can receive your documents by email again. If you need a copy of the form to get signed up, please contact CPM or Dianne. And if it’s sent to you electronically, you can actually fill it out and sign it electronically – very quick and easy! It’s also very important that you sign up for your “own” access to the Surfside I website through CPM. You will see your statements on your own webpage along with all of the HOA documents and forms, including the newsletters, board meeting minutes, annual budget package, etc. Please log into this website today “http://www.surfside-association.com” and log in with your own email address and create a password. If you have any questions, please call CPM to have them help you get set up for the first time.
HOA ANNUAL BUDGET PACKETS SENT TO OWNERS
The annual budget packets were mailed to all owners by November 30th (or emailed to those who have signed up for “e-statements”) and is also be posted on our website. Please review this packet so that you can see the 2020 HOA budget and the cover letter will explain the increase in the monthly assessment on 1/1/20. By reviewing the complete packet, all of your questions should be answered.
FAREWELL TO ONE OF OUR ORIGINAL OWNERS – HE WILL BE MISSED!
The office was notified recently of the passing of John Van Houten, one of our original owners. He and his lovely wife, Katie, and their daughter Thea, used to visit their condo several times a year and loved their time at the beach. John loved to talk about being a true Dutchman and he loved to write poems! He would share them with Dianne in the office and also the residents that he would visit with while enjoying the jacuzzi or while attending the Annual homeowner’s meetings. Our sympathies go out to his loved ones. John will be so missed by his family and many of us here at SS1.

We love to see the holiday decorations that are displayed each year and this year we hope to see many more! Every condo that decorates their balconies, patios and/or windows by December 21st in some way will qualify to be entered in a raffle to win a beautiful holiday gift basket!
