COMMUNITY SUMMER BARBECUE ALMOST HERE (July 14th) – PLEASE RSVP!!

Please RSVP for the “Get to Know Your Neighbors Barbecue”!

It is scheduled for Sunday, July 14th, from 1-4 PM and this is for residents and owners only, please, since the food, plates, utensils, etc. are being provided. This event is being held in the grassy area by the East Pool (the one closest to the office). We really appreciate the time that the 4 residents have put into the planning of this special event so that everyone can have a great time while getting to know their neighbors! Please [contact us] to RSVP so that they know how many hot dogs and hamburgers to buy (but if for some reason you decide last minute to attend and haven’t RSVP’d, please do still attend!)  We hope that it will be a huge success and if so, we’d love to see more of these and other community events happen in the future. The volunteers have done a great job of putting this together, including inviting PH Community Center representatives to be in attendance with information about local city activities. And in addition to great company, food and live music (provided by one of our residents and his band members!), come participate in their free raffle! If you have a special salad, side dish, chips and dip, etc. that you would like to bring, that would be great, along with whatever you would like to drink. What a fun event this should be and the volunteers and Board of Directors sure hope to see you there.  And please watch for flyers that will be on the property soon with all of the details.  

URGENT - MANY REPORTS OF TRESPASSERS - PLEASE CALL POLICE IMMEDIATELY!

The office is receiving almost daily reports of trespassers jumping over the perimeter fence that surrounds our community and typically they then head to the pools to jump that fence to enjoy the use of our pools and jacuzzi’s!  But occasionally they jump the fence for other reasons, i.e. to steal bikes, items from unlocked cars, etc.  But it was recently reported that two young men jumped the fence and walked door to door at a couple of buildings trying the doorknobs to get into CONDOS!  Nothing like this has ever been reported to the office previously that we are aware of but this is something that everyone needs to be aware of and take your own precautions.  All residents are responsible for their own safety and security so PLEASE remember to ALWAYS lock your doors, whether you are home or not. And as always, NO valuables should be kept in your vehicles and always keep them locked. If your bike is a half-way decent bike that you still use, it’s best to keep it in your condo.  But no matter what the reasoning is that these trespassers are on the property, it is imperative that if you see anyone that you feel shouldn’t be here, PLEASE CALL THE POLICE IMMEDIATELY!  If it’s an error and they do belong in the community, it’s better to be safe than sorry and hopefully the person will understand that we are all doing everything we can to keep this a safe community. Always be aware of your surroundings and report anything that doesn’t look right.  If this continues to happen, we will schedule another NHW meeting soon to discuss this with the PH police department but of course we hope it’s a one time thing! But the one thing they always tell us is that no matter what, please call them!  Many residents have said they don’t call because they feel the police won’t get here while the perpetrators are still here (and this includes the speeders on Surfside Drive) but if you don’t call, the police don’t know there is a problem. They need to be aware of what’s happening in our community and have the chance to show up to try to take care of the problem, as they do whenever we do call them.  We have an amazing police department but they can only respond to what they know is happening.  

CONSTRUCTION HOURS AND RULES FOR YOUR CONTRACTORS

The office has received complaints on a regular basis about condos near them being remodeled and the work is being done outside of the approved working hours.  We love that many owners want to make improvements to their condos but when doing this, please go over the Rules and Regs with your contractors and make sure they share the information with their crew.  The HOA follows the same construction hours during the week as the City of PH (7 am – 7 pm) but as a courtesy to your neighbors, we ask for any “noisy” work to start after  8am whenever possible.  We do the same thing with our HOA vendors; all noisy work starts after 8 am.  Weekend hours are 9 am – 5 pm.  It’s also a very thoughtful idea to let all of your nearby neighbors know ahead of time that remodeling will be going on at your condo and that you apologize ahead of time for the noise; this heads up goes a long ways with your neighbors!  One owner even wrote up a really nice letter for her nearby neighbors letting them know about the upcoming remodeling, along with her phone number in it in case there were any issues, and handed it to them with a nice bottle of wine or a box of chocolates.  Not everyone has to do this, of course, but it made her neighbors aware of what was going to be happening and how to reach her with any issues, which is much better than all of the complaints coming through the office.  A couple of the other rules that contractors break besides working outside of the hours; smoking on the balcony or at the front door and playing their music very loudly so that it bothers the neighbors.  So PLEASE go over all of these things with your contractors prior to starting any work. 

And of course please remember that an ARCHITECTURAL MODIFICATION FORM needs to be completed and turned into the office before ANY REMODELING can start.  

WELCOME TO OUR ADDITIONAL NEW MAINTENANCE STAFF EMPLOYEE!

We want to welcome Luis Guerrero, our newest addition to the maintenance staff at Surfside I HOA.  He will be taking care of all of the basic maintenance on the property, including lots of painting, painting, painting.  Our fairly new senior maintenance staff member, Tino Zavala, is taking care of the “construction” type work of maintaining or replacing the more complex items needing taken care of.  Our long-time “very senior” staff member (here almost 30 years!), Jesse Vaca, is working one day per week, as needed, to help with landscape planting, etc.  This is a large property with so many components that need constant attention, especially because of being at the beach in the marine air, and now they will always be getting the attention they need in a timely manner.  But as a reminder, all three employees work only for the HOA so they are not allowed to enter condos to look at issues or do repairs that are NOT an HOA issue.  Also, we really appreciate when you introduce yourself to our new employees as they do want to get to know who lives at SS1 but if you have any HOA maintenance issues, PLEASE DO NOT REPORT THEM DIRECTLY TO THE MAINTENANCE STAFF.  They are already in the middle of taking care of HOA issues that are scheduled so all reporting should go through the Emergency Hotline (877-600-4940) so that it can be tracked and scheduled in order of importance.  

NO FEEDING OF ANIMALS OUTSIDE OF YOUR RESIDENCE!

Per the following rule, “Feeding animals outside the confines of the residence is not allowed.  The premises must be kept clean of pet waste and debris at all times”, it is imperative that you do not leave food or water for your own pets or any others outside of your condo.  This can attract rats, possums, raccoons, crows, seagulls, etc.; which can all leave a terrible mess along with possible diseases.  Thank you for being sure to only feed your animals and that it’s INSIDE of your condo.  

HAVE YOU HAD YOUR INTERIOR ELECTRICAL BREAKER PANELS INSPECTED?

Electricians who have worked on condos at SS1 have let the owners know that because of the age of the wiring and breaker panels in the condos, it’s a good idea to get them inspected.  If you have not had this done for a long time, or at all, it’s highly recommended to call an electrician just to get it checked out.  It’s also been reported that some of the wall plugs, etc. do not work any longer and this should also be addressed with an electrician to make sure it’s not to do with a faulty breaker or wiring.  And while they are there, it’s a great time to have GFI’s installed in the kitchen and bathrooms.
