ONCE AGAIN ANOTHER SUCCESSFUL ANNUAL MEETING!
As usual, the annual meeting was attended by several long-time homeowners and a few fairly new owners who came to hear all of the updates from the board about what has transpired at Surfside I during the past year and what is planned for the following year. Board President Lynn Buck introduced her current board of directors and then gave an excellent presentation of the past year’s accomplishments and some of the upcoming projects for the next year. Treasurer Kathleen Gavin gave a great “on screen visual” presentation of the current finances of the HOA and explained that since the budget was followed fairly closely and enough money has been put aside for the larger projects so far, the monthly assessment will REMAIN THE SAME FOR 2019, at $495 (excluding the possibility of any emergencies that could happen). The 2019 budget was approved so please watch for your annual budget package that will be emailed or mailed to you by the end of November. If we do not have your email address yet, please make sure to send it to Dianne in the office so that you can receive the budget and other HOA documents by email rather than the very costly USPS mailing option.
There were three positions open and four candidates running so we now have two new board members along with the re-election of Lynn Buck! It’s such a great feeling to have a full 5-member board again! We are all so thankful that Lynn Buck chose to run again and will continue on as the Board President and we want to welcome the two new board members, Peter Nevin (our new treasurer) and Bill Fell (2nd VP). Peter comes to us with some financial background and is an expert at Excel so he is looking forward to working with our excellent prior Treasurer, Kathleen, while she helps him make this an easy transition. Bill owned his own construction company for 43+ years so is eager to help in any way he can with advice on maintenance projects. We also want to thank long time owner, Jeff MacSwan, for volunteering to run for the board but since there were only 3 positions open, he was not elected at this time. We know his background would have also been very helpful though!
We want to say a sad farewell to Kathleen Gavin as our treasurer, who put in 6 years of doing an amazing job of keeping us on track with our budget! She was always so good at explaining our finances in laymen’s terms so that we all knew exactly where we stood financially. Thank you for all you did as a great team member Kathleen and your expertise will be missed! The good news is that she plans to continue on to help on the Budget and Reserve Study Committees, so we aren’t losing her totally! We want to thank 1st VP Bob Bromber and Secretary Donna Holbeck for their continued commitment to the board! And as always, a great shout out went to HOA staff members Dianne Ramirez, Jesse Vaca and Josh Garcia for all of their hard work.
A very special thank you to the Inspector of Elections, Tom King, who has been the inspector for MANY years. We are sad to say that this is Tom King’s last year as the Inspector of Elections but we do hope he will continue on in other ways since he’s always such a big help to our HOA. Thank you also to his committee members, Jim and JoAnn Gillette and Bill Gentz for their hard work in counting all of the ballots, as they’ve done for the last several years along with Tom! Your contributions are always greatly appreciated!
And last but not least a big shout out to Don and Lynn Buck for once again working many hours to set up and decorate the clubhouse for this large event and spending extra time shopping for the food and drinks. And to Kathleen Gavin for many hours of preparing her financial presentation and setting up her slideshow to make this a great visual for the owners to see. WROUGHT IRON RAILING PAINTING PROJECT ALMOST COMPLETED!
The painters are starting on the railings of the last two buildings this week and then this much needed project will be completed. We want to thank all of you for your patience through this project and we are sure you are enjoying your shiny newly painted railings. We’ve received many compliments on how they look and hopefully you are happy with yours as well but if you have not yet checked it out to make sure it was done correctly, please do so ASAP. It’s easier to have the painters make any corrections while they are still onsite so please report any issues to the office as soon as you can.
CLIFTON’S PEST CONTROL TERMITE CONTRACT IS THROUGH 2019
As many of you know, the HOA signed a 2-year contract with Clifton Pest Control to take care of any of our termite issues. They started by inspecting each unit, interior and exterior, during this past year and treated any areas where there found evidence of termites. They followed up with reports of their findings to the HOA, including any areas that had termite damage. The HOA will be reviewing the reports for any work that needs to be done on the exterior of the buildings (all interior damage is the responsibility of the owner) and will be scheduling that work to all to be done at the same time. But this is a reminder to you that all condos are covered by this contract until the end of 2019 so if you find any evidence of termite droppings in your condo or on your balcony railings, please contact Clifton Pest Control at 805-201-2341 to schedule an appointment with them. If you are seeing flying termites, those are not treatable unless you see a hole inside of your condo where they are coming from. But if you see droppings that look like little piles of sawdust, please do report that to Cliftons. Thank you for any help you can give us in trying to keep the termite damage to a minimum.
YOUR PLUMBING COMMITTEE IS HARD AT WORK!
As mentioned in previous newsletters, The HOA has a great volunteer group of a few homeowners plus Alfie Borkowski from ABC-Builds, who are on the SS1 Plumbing committee, that was formed in 2013. Their goal is to find ways to prevent future major plumbing leaks and backups so the HOA won’t have so many costly unit repairs due to these major events. One of the many things recommended is to have homeowners notify the office when they are going to list their condo for sale so that the HOA can schedule to have all of the plumbing lines cleaned in that condo before a new owner takes over. Please also notify the office if you have had a tenant who has been in your condo for an extended period of time and they are moving out so that we can clean the lines before the new tenant moves in. Also be sure to call the HOA Emergency hotline if you have a plumbing emergency so they can determine if it might be an HOA plumbing issue or not and whether you should call your own plumber or use the HOA approved plumber. If you call your own plumber first and it’s an HOA issue, you may be responsible for the cost of the plumber you called.
A FOND FAREWELL TO A LONG TIME OWNER AT SURFSIDE I
With great sadness, we want to let you know that our long-time owner, Claude Talan, passed away on October 19th at the age of 70 after a long battle with cancer. Claude and his wife, Bridget, started out here as renters back in the 90’s and then loved it here so much that they purchased a condo in 2002. Both of them have been a huge help to many neighbors in their building so he will be missed by many residents here. Exercise was also a BIG part of Claude’s life up until recently so if you didn’t know him personally, I’m sure you’ll remember him running down Surfside Drive on almost a daily basis, doing pull ups on the stairwells here and swimming daily one-hour laps in the pools. Our sympathies go out to Bridget and the rest of Claude’s family.
