Holiday Decor
All holiday decorations should have been removed by January 15th. If you have not removed any decorations, you may receive a violation notice. Please take a few minutes to remove any decorations that have not been removed. If you have removed the decorations as of that deadline, we thank you.
Last Board Meeting
The Balcony Project Committee is working with our Structural Engineer on final plans. They are hoping to submit final plans to the City by the end of March, 2025
The Plumbing project is proceeding after a brief pause over the holidays.
Landscaping: After a one-month trial, we contracted with our new landscape maintenance company, Coastland Services.
EV Stations: All are now operational after utilizing an in warranty repair on station #8
Reporting Crime or Suspicious Behaviors
In any emergency situation always dial 911 for immediate help. But if you need to report a non-emergency situation you can call City of Port Hueneme Police Non-Emergency line 805-986-6530. To report suspicious behaviors, drunk in public complaints, excessive noise after 10 p.m. or trespassers inside the community.
It’s unfortunate that on occasion there are vehicle break ins and other vandalism inside Surfside. These crimes should be reported to the Police Department so that they can log and monitor criminal activity in Port Hueneme. The more they are aware of the crimes being committed the more they know where to keep an eye out for any suspicious activity.
Homeowner Web Portal
If you haven’t signed up already for the Homeowner Web Portal, go to www.comwebportal.com and sign up. You will see your account history and find association documents for your use. If you have any questions, contact Concord Consulting.
Plumbing Procedures
If you have a backup in your kitchen sink the clog could be affecting more than just your unit. Please check with your neighbors, then call Concord Consulting. We have found that the best way to remedy the clog is to have the drain lines cleaned from the top floor to the bottom. If you call out a plumber and they only clean the plumbing line from your unit they could be creating a problem for the lower units if the clog is not cleared all the w ay out to the main sewer line.
Below is a generic diagram of how the plumbing works in stacked condos. As you can see all the lines are connected and cleaning out the lines needs to be done all the way down the system.
Homeowners Insurance
A Condominium Unit Owner Policy (HO6) is absolutely essential for individual owners who own a condominium. When properly written, an HO6 addresses five (5) important coverages: Real Property – Contents - Loss of Use - Premises Liability - Loss Assessment
You should also have your own Earthquake policy for your contents.
Absentee owners are especially in need of individual coverage. As landlords, they may be sued if a tenant, guest, or invitee is injured inside the unit, and they also would need protection for loss of rental income (called “Loss of Rents”).
It’s also recommended that tenants carry Renter’s Insurance. A renter’s insurance policy is a designed to help protect the tenant and their belongings. A typical renter’s insurance policy includes liability coverage, protection for their belongings and coverage for additional living expenses, should the home become temporarily uninhabitable.
Please talk to your personal insurance agent regarding the insurance policies you have in place.
Architectural Modifications
Please remember that any and all architectural modifications must be approved prior to the work beginning. This includes all remodels, flooring, plumbing changes, electrical changes, windows, doors, etc. If you aren’t sure it’s better to submit an application then be in violation of the Associations Architectural Rules.
Hard Floor Soundproofing On Second And Third Floor Units
This standard applies to all second and third stories of upstairs condos when the owner/resident requests authorization to install hard floor surfaces. Sound heard in the lower units – conducted through hard floors such as tiles, wood, laminate, hardwood timber, parquetry, bamboo, vinyl etc. is impact sound transmission. Soundproofing the flooring by using an underlay absorbs the energy of the sound waves and reduces the intensity of impact sound heard below. Soundproofing shall be installed as per manufacturer’s recommendations by a licensed contractor. Please refer to the Association’s Rules and Regulations for more information.

Please remember to keep your contact and your tenant’s contact information up to date with Concord Consulting. It is crucial the office have an emergency contact for the owners and residents in the event of an emergency-whether it be personal or property.
You should be receiving emails monthly with a copy of the posting agenda prior to the monthly meetings. If you are not receiving these emails please contact Concord Consulting to confirm they have the correct email address on file.

Association Rule Reminder
XI. Exclusive Use Patios and Balconies
Rule #3 Balconies and patios must be kept clean, neat, and orderly at all times. All items are to be well maintained.
Please refer to pages 12 & 13 for the items allowed to be kept on the patios and balconies
V. Animals Rule #3
Owners are responsible for picking up pet droppings. Failure to do so will result in an immediate $100.00 fine. No warning will be issued. No exceptions. All pet waste occurring in the common area must be promptly cleaned-up and removed to a proper waste receptacle. CC&R’s Sec. 11.3
This includes disposing of the the dog waste bags properly. The bags should not be left in the common area, landscaping or by the front doors of units. Please put in the trash immediately.
Maintenance Reminders
Kitchen Drains: Scrape all food residue from plates into the trash before rinsing, DO NOT put grease down the drains.
Toilets: Only toilet paper should be disposed of in the toilet, no paper towels, “flushable” wipes, (they are not really flushable), feminine products, baby wipes, diaper, etc.
Sand: Living in a beach community guarantees sand in places it shouldn’t be. Please be sure to shake out your towels and clothes before putting them in the washing machine. Sand can be corrosive in the pipes. This includes bathtubs, showers and sinks.
Dryer Lint: Be sure to clean your dryer lint trap after every use. This will not only ensure that your clothes dry more quickly but that there is less changes of a dryer disaster. You should have your dryer vent and ducts cleaned regularly.
Windows: Make sure you check your window and door seals to avoid any water damage from the rains during this rain season
