UPCOMING BALCONY PROJECT!!!!

The long-anticipated balcony repair project is in the final planning stages. It is expected that work will begin in early summer and will likely take several years to complete. Since all units in Surfside 1 will be impacted, please watch for announcements regarding informational meetings, schedules, etc. More to come….

Front Door Mats

A new rule is being considered for the 2nd and 3rd floor units and will be sent out to owners soon. The new rule would require that all front door mats be a ventilated style of door mat, not a solid mat. This will keep water from accumulating under the mat and causing damage to the deck coating. You may not even need an entrance door mat if you have one right inside your door when you enter your condo but that is definitely a personal preference. Also, only ONE doormat per entrance is allowed on all three levels so please remove any extras. No personal items can be kept outside of your entrance door and this applies to all three levels of the buildings.

Reporting Crime or Suspicious Behaviors

In any emergency situation always dial 911 for immediate help. But if you need to report a non-emergency situation you can call City of Port Hueneme Police Non-Emergency line 805-986-6530. To report suspicious behaviors, drunk in public complaints, excessive noise after 10 p.m. or trespassers inside the community.

It’s unfortunate that on occasion there are vehicle break ins and other vandalism inside Surfside. These crimes should be reported to the Police Department so that they can log and monitor criminal activity in Port Hueneme. The more they are aware of the crimes being committed the more they know where to keep an eye out for any suspicious activity.

SWIMMING POOL AREA RULES

  1. NO LIFEGUARDS ARE ON DUTY. The Association assumes no liability for the safety of any person having access to the pools.

  2. The swimming pools are for the use of the residents and their guests only. There is a limit of four (4) guests for each unit.

  3. Residents are responsible for the conduct of their guests at all times. Only residents 18 years or over may invite guests into the pool area.

  4. Flotation devices may not be used in the pool areas except to aid non-swimming children who are under supervision.

  5. Swimming pool hours are 8:00 a.m. to 10:00 p.m. Please observe safety and sanitation rules. Children must be accompanied and supervised at all times by a responsible adult.

  6. No boisterous or rough play is permitted in the pool areas.

  7. Glass items and metal containers shall not be used in or around pool areas.

  8. No food allowed while IN the pool or jacuzzi. All trash must be put in the trash containers. Any pets found in the pool area, pool, or spa will result in the owner being fined an automatic $100.

  9. Swimming suits must be worn at all times. Individuals wearing diapers must wear swimming diapers or they will not be allowed in the pools.

  10. All audio equipment is allowed only with the use of earphones.

  11. Surfside Association pool gate card and current year annual pool pass are required to enter pools and will be used to identify residents. Climbing over the pool fence or entering the pool areas at any time in any manner other than using your assigned gate card will result in AN IMMEDIATE $100 FINE.

  12. No person under the age of 14 is allowed in the pool or pool area without being accompanied by and supervised by an adult 18 years of age or over.

  13. No Smoking in or around the pool area.

  14. The pool gate must be closed at all times. Failure to close the pool gate will be automatically fined $100. If you see someone in violation of the pool rules, please fill out a violation report form. All violation forms are kept anonymous. You may also call the police for trespassers or people in the pool area after pool hours. You may call the police at the non-emergency number: 805-986-6538.

Potted Plants

All potted plants need to be up off the deck surfaces. You can accomplish this by using a plant caddy. These can be purchased at any hardware or plant store, online, Amazon, etc.

Homeowner Web Portal

If you haven’t signed up already for the Homeowner Web Portal, go to www.comwebportal.com and sign up. You will see your account history and find association documents for your use. If you have any questions, contact Concord Consulting.

How to Avoid Violation Notices

  • Keep your balcony and patio area clean

  • All plants should be placed on an elevated planter trivet so that water does not accumulate under the planter saucer.

  • Backing into parking spaces is not allowed

  • Dispose of dog poop bags in trash receptacles

  • Do not store items outside of your home on the patios, balconies or by the front doors.

  • Keep your windows coverings and window screens in good condition

  • Review the Rules and Regulations

Association Rule Reminder

The owner has the right to rent their unit for a minimum period of thirty (30) days but in doing so is directly responsible for the actions of the Tenant, their family members and guests. Regardless of who commits a violation the unit owner will be held responsible and assessed any fines and/or cost of repairs resulting from damage to the common area.

Renters or lessees may not sublease or rent to another party, all or part of the unit. Each Unit shall be for single-family residential purposes only.

Owners who rent or lease their unit waive all rights during tenancy to the use of the recreational areas.

Maintenance Reminders

Exterior Doors: As a reminder all owners are responsible for cleaning the outside of their exterior door. Please take a moment and wipe down the doors to remove any dirt or grime that has built up on the exterior doors.

Sand: Living in a beach community guarantees sand in places it shouldn’t be. Please be sure to shake out your towels and clothes before putting them in the washing machine. Sand can be corrosive in the pipes. This includes bathtubs, showers and sinks.

Dryer Lint: Be sure to clean your dryer lint trap after every use. This will not only ensure that your clothes dry more quickly but that there is less changes of a dryer disaster. You should have your dryer vent and ducts cleaned regularly.

Windows: Make sure you check your window and door seals to avoid any water damage from the rains during this rain season.

Carports: No oil or fluid should be leaking from vehicles parked in the community. Be sure to clean up any spills immediately.
