Christmas tree Disposal… Free pick up between January 6th through January16th! Please leave your Christmas tree next to the exit gate for the trash company to pick up on their way out. Do not leave the tree in the trash enclosures. We want to make it easy for the drivers to get in and out.
Please remember to clean out the vent from your dryers. This should be done once a year. This is a hazard for building fires. The HOA is not responsible for this.
Also with the amount of pets on property please remember to clean up after your furry friend. There is a fine of $100.00 automatically given if pet waste is not cleaned up immediately.
Reminders
For upstairs units please take a moment to be sure your third-floor door and light are free of dirt and dust. Additionally, please test your locks so that you are able to exit in the event of an emergency. In our proximity to the ocean locks will need to be checked and lubricated frequently.
Holiday Decor: November 15th through January 15th our community allows Holiday Decor. Please remember that decorations need to be limited to your front door and balconies and should not be on doorsteps or planters. Please only use zip ties on balconies.
We have had numerous large vehicles striking and damaging our new carports. Rules and Regulations: 8. Any resident expecting delivery by a large vehicle (i.e., rental truck or moving van) must notify the Clubhouse Office to facilitate safe entry into the complex. Damage to any part of the complex caused by any vehicle will be the homeowner’s responsibility.
BEFORE you start any renovations in your unit, please contact the office for guidance on what requires approval. Work that requires a permit and does not have approval will be reported to Code Compliance.

That the Marine Traffic App will show you which ships are passing by? The free version allows you to see the name, destination and more of each vessel by tapping on it. The App is available for both Android and Apple and features a phone and tablet version.

A Balcony Project Committee is doing the necessary research to figure out the best way to proceed with needed repairs.
The Plumbing project is proceeding with three units starting for the new year.

While we encourage each resident to be familiar with the Rules and Regulations Handbook, below are some of the more common issues we face:
The vehicular exit gate is to be used ONLY as an exit gate unless it’s been marked for entry/exit by the onsite team. For the safety of drivers and pedestrians, please follow marked traffic patterns/yellow arrows. Because we take safety very seriously, all these WILL result in fines
Hang tag permits are required on all vehicles parked on property and they must be displayed from the rear-view mirror of the vehicle or on the dashboard. Contractors should check in with the office for a temporary permit to avoid receiving a citation.
Pool and spa area
1. Don’t eat food while IN the pool or spa
2. Persons who wear diapers must wear swim diapers
3. Glass or metal containers are not permitted
4. Tampering with safety equipment-emergency shut off for the spa, life rings or hooks -is also prohibited.
5. If you bring “music” to the pool, remember you need personal listening devices.
6. Only four guests (heartbeats) per household is allowed.
7. PETS ARE NOT PERMITTED IN THE POOL AREA.
Please don’t put the Board in the position that they are forced to revoke your privilege to use the pool/spa.
Hose bibs in common area are not for use by residents.
Please do not leave any personal items (potted plants, décor, hoses, shoes, etc.) outside your front door.
Planting or removing plants in common area is prohibited. If it needs attention, reach out to the office by phone, email or a visit!.
One of the largest grassy areas the community has is along Ventura Road. While socializing of residents and their pets is certainly welcome, please be mindful of the residents who live in the building by doing your best to keep barking to a minimum.
Please be mindful when parking. If you pull in too close to a white line, it does not allow enough space for your parking neighbor to get in or out of their vehicle without some serious effort to risk damaging both vehicles. Not to mention parking is at a premium and it could make a space unusable.
Flushable wipes are not flushable. If you use them, please do not flush them because even if they don’t clog your plumbing, it can and will cause and issue for your neighbors.
