Gate key swap

We’ve had less than half the community respond to swapping of the gate key for a card or a remote. After November 30, no gate keys will be exchanged. Out of towners can call or email for special arrangements if you’re unable to visit before that date.

Carport Update

We’re on our way but still have a bit to go. Within the next few weeks, we should have the report back from the soils engineer. Our attorney is in process of developing a charter for a Carport Committee and once we receive it, we will be calling for a volunteer from the community. More to come on that! We realize this has been a long time coming and appreciate your patience!

Interested in serving on the board of directors?

As advised in the September newsletter, the Annual Membership meeting and the Election of Directors Meeting will be held separately.  

Last week each owner was sent a Nomination Application.  If you’re interested in assisting with making some key decisions for the good of the entire association,  please complete and return the application at your earliest convenience. 

Please mark your calendars now for the Membership Meeting to be held on October 24 at 7 pm. The Zoom link will be sent closer to the meeting date. Phil Moreton will provide a year in review as well as plans for 2023.  We look forward to seeing you there!

Directory map

With so many long term owners selling their units, it’s been very difficult for new residents and their guests to navigate the community. Delivery companies also find it challenging if they’re unfamiliar with the community. We recently installed a map-complete with lighting next to the entry keypad. We hope this improvement is useful to all!

Consider renting the clubhouse! Our very own George Romanko did a remarkable job on the remodel that’s sure to impress your guests. Tons of seating and tables too. If interested, please contact me as soon as possible.

Did you know that we have a Facebook page? If you haven’t joined already, here’s the page name is Surfside 1 Port Hueneme Resident Group. It is not an HOA sponsored page meaning requests that should be directed to the office will not be answered but it is somewhere you can ask your neighbors questions or share fun things to do and see in our area.

Winter in California?

Believe it or not, it does happen. Here are a few pointers to prepare yourself and your unit before the season comes:

  • Clean out window and slider door tracks to prevent water intrusion.

  • Make sure your patio or balcony drains are clear.

  • Turn your heaters on to make sure they’re functioning. Don’t forget to change filters too.

See someone who “doesn’t belong”?

For your safety, if you see someone acting suspiciously, rather than approach them yourself, please take a moment to get a good enough look to provide a description and then call the police. Two things I’m working with the City on is getting signs installed so they can cite trespassers and getting the level of sand on the railroad track side of the wall near the entry gate lowered to make it more difficult for them to access the community. Nothing we do will be completely foolproof but lets take every step we can!

Bulky item pick up

As you know, it is your responsibility to remove bulky items such as unwanted furniture and appliances etc. Placing these items in the enclosures and without having scheduled a pick up with the City is considered illegal dumping even though you live here. Please help us avoid sending you a bill for removal as well as a fine!

If you contact City of Port Hueneme Solid Waste for removal arrangements, please take the extra step and notify me as well. We’ve asked them to instruct residents to place the unwanted items between the walk through gate and building next to the community exit gate. We will soon add signage so it will be easy to identify.

Community Living in a Snapshot

This is not an all inclusive list of the Rules and Regulations but it includes the most common issues management has to address.

For obvious safety reasons, the vehicular exit gate is to be used ONLY as an exit gate unless it’s been marked for entry/exit by the on site team. Please follow marked traffic patterns. Yellow arrows are painted on the roundabout parking for a reason. Please make sure you adhere to them even if it adds 3-5 seconds to your ability to park and/or leave. Because we take safety very seriously, all these WILL result in fines.

BEFORE you start any renovations in your unit, please contact the office for guidance on what requires approval.

Video doorbell products are quite popular. You can mount them on your screen or front door but they cannot be installed on the stucco.

If you live in a two bedroom unit, it may be a good idea to check the door on the top floor from time to time Make sure it’s clean and the hardware is functioning. During a recent walk through, some of the knobs and deadbolts appeared rusted shut. Because it’s a way for you to get out in the event of a fire, it’s important they work properly.

In most cases, its owner responsibility to complete minor plumbing repairs. If your shutoff under the fixture is not working properly and you need to shut off the main, it will affect your neighbors. Please make sure you notify everyone directly next to/above/below you at least 24 hours in advance for non-emergency repairs!

Flushable wipes are not flushable. If you use them, please do not flush them because even if they don’t clog your plumbing, it can and will cause and issue for your neighbors.

Pool and spa area

  1. Don’t eat food while IN the pool or spa.

  2. Persons who wear diapers must wear swim diapers

  3. GLASS IS PROHIBITED IN THE ENTIRE AREA

  4. Tampering with safety equipment-emergency shut off for the spa, life rings or hooks) is also prohibited.

  5. If you bring “music” to the pool, remember you need personal listening devices.

  6. Only four guest per household is allowed.

Please don’t put the Board in the position that they are forced to revoke your privilege to use the pool/spa.

Patios and balconies

  1. Only furniture designed for outdoor use is permitted. Items such as coolers, folding “camping or beach style” chairs, tables designed for indoor use, etc. should be promptly moved inside when you’re no longer on your patio or balcony.

  2. Storage of any kind is not permitted—mops and/or brooms, bicycles, fishing poles, empty planters to name just a few.

  3. Pets cannot be left outside when you’re not home to monitor them and at NO TIME are pets allowed to use the patio area for their “restroom”.

  4. Smoking is NOT permitted on patios or balconies.

  5. Please do not hang anything over the patio or balcony railing to dry!

  6. If you have an umbrella on your patio, please remember to put it down or store it out of view when it’s not in use.

  7. Mops and brooms should never be left on the patio or balcony.

Hose bibs in common area are not for use by residents. Most of the planters have been changed to a drip system which means less water waste because it’s being delivered directly to the plant. If the area around your home appears dry, please contact us so we can have the landscapers take a look at the irrigation.

Speaking of planters, please do not leave any personal items (potted plants, décor, hoses, etc.) in the planted areas outside your home.

Planting or removing plants in common area is prohibited. If it needs attention, reach out to me.

Considering cleaning your balcony? Please sweep and mop the area rather than dumping buckets of water on it. The neighbors below you will certainly appreciate not having dirty water invade their patio or bedroom window.

One of the largest grassy areas the community has is along Ventura Road. While socializing of residents and their pets is certainly welcome, please be mindful of the residents who live in the building by doing your best to keep barking to a minimum.

If it’s been a while since you cleaned your dryer vent line, please consider doing so. This is one of the most common factors for fires.

A note from the Community Manager

I can’t believe it’s been a year already! With support from the Board of Directors and all the kind residents at the community I’ve met along the way, it’s been a fantastic first year. There’s been quite a few changes, small and not so small, and I truly hope you’ve seen these as positive changes.

We have some larger projects coming our way in 2023 but for now, our primary focus is getting the carports installed. Please understand this involves a myriad of different vendors as well as city approval before we get to the point where you will actually them being installed but again, this is our primary focus right now.

If you see something that needs our attention, please either email me or call the office. If there’s something you feel we can do better at, we’re open to suggestions.
