Annual membership meeting in review
Thanks to each member who joined the Annual Membership Meeting on October 24. Board President Phil Moreton provided information regarding the accomplishments for 2022. Here are just a few of what’s been done:
Complete replacement of the perimeter fence
Upgrading the access system successfully reducing the number of devices needed to come and go from the community
Upgrades to the entry (the first impression of our lovely beach community) to include new safer walking paths, revitalizing the planter and the addition of a directory map, entry upgrades including the planter, addition of the directory map and crossing path as well as goals for 2023.
Treasure Sharyn Field gave a synopsis of the financial health of the community and announced 2023 dues will remain the same even though opportunity presented an increase of reserve contributions from $212 to $222 per month. We are facing some sizeable expenses over the next few years with the carports and balconies, however by increasing the reserve contributions from $212 to $222, it will better stabilize funding percentages.
For the foreseeable future, meetings will continue via Zoom however we are looking forward to hosting hybrid meetings-combination of in person and Zoom in 2023.

Plumbing lines
Huge thanks to Jose, Luis and Ivan who saved the association a ton of money this year snaking all the exterior cleanouts. We only have a few that will need the extra steps of camera and hydro-jetting.
Especially for the second floor units, what you flush goes down the line that travels through your downstairs neighbors home. To avoid clogs that could potentially cause a backup, It’s incredibly important that only toilet paper be flushed in the commodes.
No one wants sewer water invading their homes.
Be water wise
The Board has made every effort to reduce water consumption by installing low flow irrigation heads, converting the planters to drip system and of course we can’t forget the restrictions for irrigation.
What you may not realize is the biggest culprit for water waste is a toilet-especially if it’s original to your home. You may not know but there is a rebate program that will assist in reducing the cost of installing a low flow toilet. Times two, that could make a big difference in consumption. If you’ve yet to replace your toilets with the low flow, please consider taking advantage of the rebate AND helping our community reduce water consumption. All owners would appreciate the positive impact the change would have on the budget.
Carport committee - Interested in volunteering?
Although there are a number of projects scheduled for 2023, the primary focus will be installation of the carports. We’re steadily moving forward.
Recently the soils engineer was on site to mark all the areas he will need investigated and marked for underground utility lines.
If you have a background in construction or structural engineering and would be willing to volunteering for the Carport Committee, please contact Dawn in the office for more details.
Smoking DO’s and DON’TS
Recently there have been a number of complaints about people wandering through the community smoking. Please remember the ONLY designated smoking area is either inside your home OR in the posted smoking areas along the back wall.
QR Codes - What is this?!?
Most everywhere you go, you will find hands free information readily available through a QR code as long as you have a smart phone. Special thanks to our resident techy guru Shannon Beagin for developing QR codes. We’re hoping this will make information about our community more easily accessible for everyone who lives and visits our community.
This QR will lead to a link of monthly newsletters You’ll also find one of each of the two pool gates. We have several more to place throughout the community and hope you AND your guests find them helpful.
Community Living in a Snapshot
This is not an all inclusive list of the Rules and Regulations but it includes the most common issues management has to address.
For obvious safety reasons, the vehicular exit gate is to be used ONLY as an exit gate unless it’s been marked for entry/exit by the on site team. Please follow marked traffic patterns. Yellow arrows are painted on the roundabout parking for a reason. Please make sure you adhere to them even if it adds 3-5 seconds to your ability to park and/or leave. Because we take safety very seriously, all these WILL result in fines.
BEFORE you start any renovations in your unit, please contact the office for guidance on what requires approval.
Video doorbell products are quite popular. You can mount them on your screen or front door but they cannot be installed on the stucco.
If you live in a two bedroom unit, it may be a good idea to check the door on the top floor from time to time. Make sure it’s clean and the hardware is functioning. During a recent walk through, some of the knobs and deadbolts appeared rusted shut. Because it’s a way for you to get out in the event of a fire, it’s important they work properly.
In most cases, it’s owner responsibility to complete minor plumbing repairs. If your shutoff under the fixture is not working properly and you need to shut off the main, it will affect your neighbors. Please make sure you notify everyone directly next to/above/below you at least 24 hours in advance for non-emergency repairs!
Flushable wipes are not flushable. If you use them, please do not flush them because even if they don’t clog your plumbing, it can and will cause and issue for your neighbors.
Pool and spa area:
Don’t eat food while IN the pool or spa.
Persons who wear diapers must wear swim diapers.
GLASS IS PROHIBITED IN THE ENTIRE AREA.
Tampering with safety equipment-emergency shut off for the spa, life rings or hooks-is also prohibited.
If you bring “music” to the pool, remember you need personal listening devices.
Only four guest per household is allowed.
Please don’t put the Board in the position that they are forced to revoke your privilege to use the pool/spa.
Patios and balconies:
Only furniture designed for outdoor use is permitted. Items such as coolers, folding “camping or beach style” chairs, tables designed for indoor use, etc. should be promptly moved inside when you’re no longer on your patio or balcony.
Storage of any kind is not permitted—mops and/or brooms, bicycles, fishing poles, empty planters to name just a few.
Pets cannot be left outside when you’re not home to monitor them and at NO TIME are pets allowed to use the patio area for their “restroom”.
Smoking is NOT permitted on patios or balconies.
Please do not hang anything over the patio or balcony railing to dry!
If you have an umbrella on your patio, please remember to put it down or store it out of view when it’s not in use.
Mops and brooms should never be left on the patio or balcony.
Hose bibs in common area are not for use by residents. Most of the planters have been changed to a drip system which means less water waste because it’s being delivered directly to the plant. If the area around your home appears dry, please contact us so we can have the landscapers take a look at the irrigation.
Speaking of planters, please do not leave any personal items (potted plants, décor, hoses, etc.) in the planted areas outside your home.
Planting or removing plants in common area is prohibited. If it needs attention, reach out to me.
Considering cleaning your balcony? Please sweep and mop the area rather than dumping buckets of water on it. The neighbors below you will certainly appreciate not having dirty water invade their patio or bedroom window.
One of the largest grassy areas the community has is along Ventura Road. While socializing of residents and their pets is certainly welcome, please be mindful of the residents who live in the building by doing your best to keep barking to a minimum.
If it’s been a while since you cleaned your dryer vent line, please consider doing so. This is one of the most common factors for fires.
Please be mindful when parking. If you pull in too close to a white line, it doesn’t allow enough space for your parking neighbor to get in or out of their vehicle without some serious effort to risk damaging both vehicles. Not to mention parking is at a premium and it could make a space unusable.
Trash should NEVER be left outside your front door as it attracts critters and pests to the buildings. When you’re ready to remove trash from your home, please take it to and place inside the appropriate receptacle.
A note from the Community Manager
My “baby” who has been stationed in Germany finally has been moved stateside. He has a couple weeks leave before he reports to his new duty station and we’ve so enjoyed having this time with him.
You may have seen Thirty Days of Thankful trending on social media. While I think this is a great idea, I truly believe we should be grateful for every day we are given. Granted some are more challenging than others but blessings come in the smallest of ways if we choose to recognize them.
Wishing you and yours a Thanksgiving holiday of full bellies but even more important, full hearts.
