New gate phone number

Update on the access control system: The gate phone number has changed to 805-612-2852, effective immediately. Please update your devices so you know someone is calling from the gate.

Avoid getting fined or towed

Please make sure you and/or any guests park only in the reserved spot to your unit or in visitor spaces. While there are a number of owners that use their homes here as a second home, taking temporary advantage of them not being here is not ok. Parking in a reserved space that is not assigned to your home could result in a $100 fine or even worse, your vehicle being towed.

Meetings by zoom continue

Because your safety as well as those of the team members and Board is of utmost importance to us, monthly meetings will continue to be held via Zoom until the Governor’s State of Emergency for COVID has been lifted. Originally anticipated for the end of July, with recent increases in cases, that may not happen. Good news is we are ready for in person meetings once we’re able. One change we are making to the Zoom meetings going forward is we will have a static link and password. Register once and you’ll be able to attend any meeting at any time. Hopefully this will make it much more convenient than searching for the email with the link each month.

We’re getting close: card readers

You may have noticed that card readers have been installed on several of the gates however we still have a few more weeks to go before everything is in place to make them operational. Thanks for your patience while we work through this project and hope you enjoy the convenience this will offer once completed.

Check your fixtures please!

Whether you live here full time, your unit is a second home or a rental, it is imperative you inspect the fixtures in your home for leaks- especially the toilets. All it takes is 5-10 minutes.

Recently a resident contacted me and said she was hearing a water noise from the unit above. When we contacted her neighbor, he stated his toilet has been flushing on it’s own for a while yet it went unreported. I can’t tell you how often I’ve heard this in the short time I’ve been here.

Testing toilets does not require a plumber. You can simply put bowl cleaner in the tank and wait a few minutes to see if the color leaks in to the bowl.

We want to avoid the expense to our budget for water waste or annual inspections of each unit but we may be forced to if residents don’t do their part.

Clubhouse available for private parties

Want to host a party that’s just too big for your home? Consider renting the clubhouse! Even though there were a ton of upgrades last year, the fee remained at $50. A refundable deposit along with a certificate of insurance is required to reserve a date. Out of courtesy to our volunteers (and to make sure one is available), it’s best to notify us at least two weeks in advance of the event.

Both pools are now heated

The heater on the east pool (the one in front of the office) was turned on last week. Both heaters had to be replaced in the first quarter of 2022 so we shouldn’t have any issues. The filtration system on the east pool was also replaced. Sand can and will damage the filters so if you go to the beach, it’s important to shower off really well before getting the in the pool or spa. After office hours or on weekends, please call Archon at 800-274-5717 for suspected trespassers and/or disturbance.

Where you can (and can’t) smoke

New residents/guests may not be aware that smoking is allowed inside the unit ONLY when it does not present a nuisance to neighbors. Once a complaint is filed, it will be prohibited inside the unit as well. Smoking outside the unit even on the patio or balcony is strictly prohibited with the exception of designated smoking areas along the back wall and by the beach exit gates on Surfside Drive.

Community living in a snapshot

While the Board of Directors will be working on updating the rules to better fit the needs of the community, below are a few common courtesy issues and/or safety issues:

For obvious safety reasons, the vehicular exit gate is to be used ONLY as an exit gate unless it’s been marked for entry/exit by the on site team.

Another issue is not following the marked traffic patterns. Yellow arrows are painted on the roundabout parking for a reason. Please make sure you adhere to them even if it adds 3-5 seconds to your ability to park and/or leave. Because we take safety very seriously, all these WILL result in fines !

Please do not park in reserved spaces that aren’t assigned to your unit. Whether your neighbor is a “weekender” or “out of town”, without their express permission to park there, your vehicle CAN be towed and it will be at your expense.

In most cases, its owner responsibility to complete minor plumbing repairs. If your shutoff under the fixture is not working properly and you need to shut off the main, it will affect your neighbors. Please make sure you notify everyone directly next to/above/below you at least 24 hours in advance for non-emergency repairs!

Doing some interior remodeling? Remember it is your responsibility to make sure the contractor cleans up any mess they make outside your front door before they leave for the day. Because this has been such an issue over the past several months, any mess left overnight will be cleaned by our on site maintenance team in the morning and you will be charged for it

Flushable wipes are not flushable. If you use them, please do not flush them because even if they don’t clog your plumbing, it can and will cause and issue for your neighbors

If pets are an integral part of your family, please keep them safe by making sure they are not left on a patio or balcony unattended. This is especially important for those units with patios or balconies that face a sidewalk.

Now that sunny days are upon us, more people will be using their patios and balcony areas. As a gentle reminder, here are a few of the more common issues:

  1. Only furniture designed for outdoor use is permitted. Items such as coolers, folding “camping style” chairs, tables designed for indoor use, etc. should be promptly moved inside when you’re no longer on your patio/balcony.

  2. Storage of any kind is not permitted—mops and/or brooms, bicycles, fishing poles, empty planters to name just a few.

  3. Pets cannot be left outside when you’re not home to monitor them and at NO TIME are pets allowed to use the patio area for their “restroom”.

  4. Smoking is NOT permitted on patios or balconies.

  5. Please do not hang beach towels or wetsuits over the balcony railing to dry!

A note from the community manager

The longer I’m here, the more I appreciate how kind and welcoming our residents are-not only to me but to each other as well. I’m still so incredibly thankful for this opportunity.

Summer is upon us which means more owners/residents are visiting their “second homes”. Just this past weekend, I had three complaints about people parking in their reserved space without authorization. None of the vehicles were registered.

No one wants to have a vehicle towed!!! Another resident was upset because I asked him to clean a fluid stain from his parking space. He hasn’t been here in months AND he has an electric car. Parking in a spot that is not reserved to your home is not ok. PLEASE make sure your temporary visitors or guests know about the reserved parking.

Reminder..... If you stop by during office hours and I’m not in, please call the office and leave a message that you need to see me. I walk the community frequently during the day but would like to make sure you receive the attention you deserve.

Owners, the next General Session meeting is June 27, 2022 at 7 pm. The Zoom meeting room is now static which means it will be the same link and password every month going forward. Please don’t forget to register as soon as you get the announcement whether at the time your plans do not include attending. Plans sometimes change and we’d love to have you there! :)
