Considering remodeling your home?

We appreciate your efforts to beautify your home and increase property values for everyone however in the past few that have taken place no one has been here to supervise the job. Please understand this responsibility lies on you as the property owner and not management. Your construction mess (dust/debris/trash) should NEVER be in common area walkways. If it does, it needs to be cleaned up immediately to avoid tracking down the walkways or in to neighboring homes. Further, leaving trash/ building materials on your patio, balcony or at your door is not acceptable either. It should stay inside your home until the contractor is ready to remove it from property. As the owner, it is your responsibility to make sure any contractor you hire adheres to this.

Changes to irrigation

To reduce water waste as well as preserve longevity of the brand new perimeter fence, the Board approved moving the lines further into the turf area and installing low flow heads. As you know, Hueneme will be changing our watering schedule due to drought conditions so even with these proactive measures, turf may brown a bit. The landscape company advised we have one of the most drought tolerant grasses that will recover quickly with more water.

Downspout work

In an effort to get water away from the buildings, the landscape crew recently installed landscape drains. Part of the project included attaching roof drains to them. We’re also in process of modifying balcony downspouts so we will no longer have a need for those black hoses every winter/rainy season.

East pool will be closed June 13-14

The east pool (the one in front of the office) will be closed on June 13 and 14 so the failing deco-seal can be replaced.

Access system

Part of the transition to a cloud based system is removing any data that could not be confirmed based on the paperwork on file and that may just be the reason your card, remote or code is no longer working. Please contact me with any issues you may be having so we can get it corrected.

Time to clean the dryer vents

Did you know that a dusty dryer vent is one of the leading causes for house fires? If it’s been some time since you’ve had it done, no matter how infrequently you use your dryer, now is the time to do it. Of course you’re welcome to use whatever contractor you choose but if you need a referral, 101 Lint Busters has done numerous vent cleanings at the community and has recently expanded his business to cleaning furnace duct work as well. Election rules update

Recently we sent notice about an update to the Election Rules. If you have any questions or comments, please provide them in writing no later than July 27, 2022 . If there are no changes, the Board will approve these rules at the meeting and we will be able to set our Annual Meeting date. Speaking of the Annual Meeting-we need a volunteer (or three) to serve as Inspector of Elections. The responsibilities are outlined in the Election Rules and I’d be happy to answer any questions you may have. Because the Board must appoint Inspector(s) in General Session, please contact me as soon as possible if you’re willing to volunteer. This will prevent any further delays to being able to set a date for the Annual Membership Meeting.

We need your cooperation please

For budgeting purposes, we’re trying to do a better job at tracking time and work load of our team members. If you have an HOA maintenance issue, please follow proper protocol and contact me at the office. Side job? It needs to wait until they are on break or off the HOA clock. If each of you stop them even for five minutes throughout the day, that takes them from the tasks at hand and that time away from already scheduled jobs adds up quickly. We want to provide you with the best service possible but we also need to ensure we’re doing so equitably for the entire community. Thanks for your understanding and cooperation!

Community living in a snapshot

While the Board of Directors will be working on updating the rules to better fit the needs of the community, below are a few common courtesy issues and/or safety issues:

For obvious safety reasons, the vehicular exit gate is to be used ONLY as an exit gate unless it’s been marked for entry/exit by the on site team.

Another issue is not following the marked traffic patterns. Yellow arrows are painted on the roundabout parking for a reason. Please make sure you adhere to them even if it adds 3-5 seconds to your ability to park and/or leave. Because we take safety very seriously, all these WILL result in fines !

Please do not park in reserved spaces that aren’t assigned to your unit. Whether your neighbor is a “weekender” or “out of town”, without their express permission to park there, your vehicle CAN be towed and it will be at your expense.

In most cases, it’s owner responsibility to complete minor plumbing repairs. If your shutoff under the fixture is not working properly and you need to shut off the main, it will affect your neighbors. Please make sure you notify everyone directly next to/above/below you at least 24 hours in advance for non-emergency repairs!

Flushable wipes are not flushable. If you use them, please do not flush them because even if they don’t clog your plumbing, it can and will cause and issue for your neighbors

If pets are an integral part of your family, please keep them safe by making sure they are not left on a patio or balcony unattended. This is especially important for those units with patios or balconies that face a sidewalk.

Now that sunny days are upon us, more people will be using their patios and balcony areas. As a gentle reminder, here are a few of the more common issues:

  1. Only furniture designed for outdoor use is permitted. Items such as coolers, folding “camping style” chairs, tables designed for indoor use, etc. should be promptly moved inside when you’re no longer on your patio/balcony.

  2. Storage of any kind is not permitted—mops and/or brooms, bicycles, fishing poles, empty planters to name just a few.

  3. Pets cannot be left outside when you’re not home to monitor them and at NO TIME are pets allowed to use the patio area for their “restroom”.

  4. Smoking is NOT permitted on patios or balconies.

  5. Please do not hang beach towels or wetsuits over the patio or balcony railing to dry!

A note from the community manager

Can you believe half a year is gone already? We’ve gotten a lot accomplished and have even more plans for the rest of the year. Please take a moment to read publications-be it an email or a newsletter-so you can keep up to date on things happening at the community.

Tino Zavala has been with us for three years but has made the decision to explore other career opportunities. We appreciate the time and dedication to the community during his time here and wish him the absolute best on this new journey. We recently hired Jose Padilla as his replacement. We’re really excited about the knowledge he brings to the table and what it means for our community. Please welcome him to the Surfside team!

I was recently told that sponsored events by the City of Port Hueneme held at the beach can sometimes create a parking nightmare at our association. I’ve reached out the Chief of Police on this concern and we will be working together for a more viable solution than having to pay for parking enforcement during the day when events are scheduled. More information to come as we get the plan finalized.

If you stop by during office hours and I’m not in, please call the office number. I’ve recently updated the phone to allow me to take calls while I’m on property.

Owners, the next General Session meeting is August 1, 2022 at 7 pm. If you’ve already registered, it should be a simple click to enter the meeting. These meetings are for owner/members of the association. Even if your tenant is a family member, they will not be allowed to join. If your tenant has something to bring before the Board, you as the owner would have to do so. Please do not share the link with non owners.
