Thank you to all who voted - quorum met - lots of changes going forward!
Although it still seems strange having the annual meeting by ZOOM instead of in person with a great lunch provided, the Nov. 1st Annual Meeting was well-attended with lots of information and changes announced. Hopefully at some point next year, the in-person meetings will be back! First of all, President Lynn Buck gave her final “State of the HOA” address, reminding everyone of the projects that were worked on during 2021, which still had many limitations due to COVID restrictions. The BOD had many more walkway beams replaced (as part of a continuing project of replacing most beams on the property over the next few years), the 2nd floor walkway of bldg 11 was totally resurfaced and looks amazing and all of the other walkways are in the process of their regular maintenance schedule of having a deck coating applied by our maintenance staff. The HOA is also way ahead of schedule of complying with the new state law, SB326, for inspections and repairs of all elevated exterior elements. Although these inspections do not need to be completed until January 2025 (and every 9 years after that), the board members take everyone’s safety seriously so all stairways, walkways and 99% of balconies were inspected this spring and all HOA common area repairs are completed and all homeowners with balcony issues have been notified and their repairs are being addressed. Due to many supply issues during the year with getting updated perimeter fencing and gate proposals, this long overdue project is finally scheduled to start before the end of the year! Soon you will have a beautiful new fence around the property along with all new gates. Gate access systems are still being reviewed so that the pedestrian gates can hopefully be tied into the same system as the entrance gates and pools rather than needing keys for access. But either way, you will not need a key or card to leave the property, only for coming in. The clubhouse also had an amazing new renovation recently thanks to one of our newest board members, George Romanko, who put a great design together to fit within the budget! The goal is to eventually have the clubhouse usable by the residents for evenings and weekends and a more modern and friendly place to use and rent. The office is also being upgraded to somewhat match the clubhouse and will be such a nice change! And wouldn’t you know, all of this happening as Dianne leaves but she’s thrilled for Dawn to have a beautiful new office to work from to coincide with all of the other changes! And last but not least, the solar panel carport committee is working hard on a new proposal to take back to the owners for a vote! They are very aware of the desire of all residents to have their carports back, but they want to bring the best option to the owners before a final decision is made. President Buck also thanked her amazing fellow board members for all of their hard work and dedication through the years! As she stated, every board member since she started as President in 2012 along with Treasurer Kathleen Gavin, has gone overboard in being extremely involved in many HOA projects to help continue to make SS1 such a great place to own and live!
Treasurer Kathleen Gavin gave another excellent presentation about the 2022 budget and reserve study so that the owners were aware of the planned projects for next year and several years to come. Due to the great job the BOD has done with sticking to their budget through the years, including 2021, the monthly HOA assessment will remain at $573 for 2022! That is 3 years in a row that the assessment has not increased and this is all due to such great oversight by this amazing Board of Directors. Please watch for your annual budget packet that will be emailed out by 11/30/21 (or mailed if you have not yet signed up for email delivery of your HOA documents). Please call the office if you have any questions after receiving your packet.
President Buck gave a huge thank you and farewell to the long-time treasurer, Kathleen Gavin, who will officially resign at the November 22nd meeting after putting in “almost” 9 years straight on the board. She has “done her time” and is ready to enjoy more traveling time during her retirement. Kathleen has done an amazing job of keeping the board members and HOA on budget while at the same time making sure all preventative maintenance is being taken care of. Thank you, Kathleen, for all of your years of hard work of making sure the owners’ money was being spent as it should be. Although Kathleen is resigning from the board before her term is up, she has been on the reserve study/budget committee for many years and plans to continue to stay on that committee – thank you Kathleen! Lynn also gave a huge thank you to property manager, Dianne Ramirez, for her 11 years of being an amazing, dedicated “self-taught” manager who always went “over and above” in all she did and for being the glue that held the boards together through the years since 2010. As most of you know, Dianne has decided to retire along with her husband, Kenny, and this will be her last couple of weeks in the office and she will be greatly missed by many. As Lynn announced, fortunately Dianne helped the board find a great replacement for the office, Dawn Cooper! She comes to SS1 with MANY years of being a licensed portfolio manager where she managed several properties at a time from an office so managing one property versus 10-13 will be a piece of cake for her! Please stop by when you get a chance to say goodbye to Dianne and to meet Dawn, who will continue to meet the needs of the owners and residents. She looks forward to meeting all of you. Welcome to SS1, Dawn! Dawn also wants to make sure everyone knows how amazed she was after attending the annual meeting! Dianne had let her know what a great “hands on” board SS1 has had for several years but she saw and heard it personally at the meeting and was just blown away! As stated, she has worked with MANY properties for over 15 years and has never seen such a hands-on board who was really committed to what they can do to maintain the property and continue to increase the safety and value of the property.
We also want to say a big THANK YOU and farewell to long time board President, Lynn Buck, who decided not to run again this year after 9 years on the board! She has had a lot on her plate for the last several years while being the full-time caregiver for her now 91-year-old mother and 98-year-old mother-in-law along with help from her husband, Don, after he gets done working a full-time job each day and it’s just getting to be too much! Lynn has also been the “almost” sole person on the landscape committee for 12 years until recently when Katherine Moreton generously offered to join the committee! Lynn is hoping to continue part time on the landscape duties, as time allows, and she and Don will continue to remain on the budget/reserve study committee that they have also been on for many years. Thank you for your years of dedication to both of you and continued work on the budget committee.
President Buck also introduced and thanked our Inspector of Elections, Shannon Beagin, and her assistant, Cody, for opening and counting all of the ballots! The following are the results from the election:

After all of the farewells to some great board members and office staff, we want to welcome the new board of directors! Bill Fell has been a huge contributor to the board, including being very committed to his part on the solar panel committee, reserve study/budget committee and a big help to the maintenance staff due to his MANY years in the construction industry, and fortunately he was re-elected for another three years! George Romanko was appointed to the board in the spring and quickly showed his expertise with his renovations to the clubhouse and was also fortunately elected to continue for a 3-year term! Our newest board member for his first term is Jeff MacSwan, who was elected to the board for 3 years and we are sure he will be a great part of this team! And Phil Moreton has been a huge part of this team for the past two years and it’s understandable why he was chosen to be the new board President! Phil has been extremely involved with the solar panel committee, worked with the landscape committee including helping find a new landscape company, helped with proposals for the new perimeter fencing and researching gate access systems, along with many other items. Thanks for all of your hard work Phil! Now that Katheen Gavin has announced that she will be resigning at the next meeting, her position on the board as Treasurer will be vacant and leaves the position open for a one-year term. One of our wonderful owners has expressed a real interest in this position and is willing to step up to the plate but the position is required to be posted as vacant and is open to anyone who might be interested. If this sounds like something you would like to be considered for, please notify the office so the board can take any possible candidates into consideration for being appointed at the November meeting.
A farewell message from Dianne
I just want to say how thankful I am to have had this amazing opportunity as the SS1 property Manager for the past almost 11 years! I have truly enjoyed working with so many awesome and dedicated board members through the years and I will miss continuing to work with you. Thank you to all of you for your support and appreciation of my dedication to my job to try to make your job easier. I’ve also thoroughly enjoyed getting to know so many wonderful owners and residents through the years and I look forward to continuing many of those relationships, just in a different capacity. I also want to thank my amazing husband, Kenny, who has supported me through all of the extra hours, etc. (mostly because I wanted to respond to everyone, even on my days off, so that you didn't have to wait long since I only worked part-time!) because he knew how much I loved what I was doing. I’m looking forward to this next chapter in my life with Kenny and it helps knowing I’m leaving you all in such good hands with your new manager, Dawn Cooper! She will continue to provide excellent customer service and looks forward to getting to know many of you as well as I have through the years. I wish you all the best in everything you do going forward! And here is an early "Happy Holidays"!
