Who to call in an Emergency
We know it gets confusing who to call when there is an emergency -especially when it comes to water leaks. If you SEE water leaking from any connections, faucets, or if your toilet is flushing on its own, typically it will be owner responsibility to repair. If your unit is a rental, it’s important you reach out to the owner or property manager for owner related repairs. During business hours, please call the office line at 805-488-3304. PLEASE do not leave messages on this line if you have an emergency after office hours. The phone currently does not forward to one of our on site team so we won’t get the call until the next business day. After hours or on weekends, please call the emergency line at 877-600- 4940 If you are in doubt as to who is responsible, please call the Emergency Hotline and they will be happy to assist With water rates being what they are, we want to reduce waste as much as possible. It does, after all, affect your monthly assessments
Doors, Doors, Doors…
Many of you probably don’t use the door on the third floor and may not be aware just how dirty a majority of them are. Before the rains come and they’re made to look even worse, please consider giving the door a good scrub.

Holiday Decoration Raffle

Winter Pool Hours
Because the pools do not get as much year round use AND to save money on the gas bills, only one pool is heated year round. This year, the East pool (closest to the office) is not heated but chemicals are still maintained so you’re welcome to take an icy dip if you choose. The heater on the West pool (closest to the entrance gate) has remained on. The jacuzzi at each pool remains heated year round. Even with limited use, please make sure you have your electronic gate card and 2021 pool pass with you when using either of the two pool areas.
A note from the new Community Manager
Greetings to all Owners and Residents, While I’ve been introduced in the past few newsletters, I’d like to introduce myself as well. First and foremost, I’d like to thank everyone who was an integral part of allowing me this opportunity. I have over 30 years of experience in property management-both as an on-site apartment manager as well as an off-site portfolio manager of 13 communities in this industry. My goal is to provide you with the same level of service you’ve become accustomed to with long term past Manager, Dianne Ramirez, while at the same time bring some new ideas to the table. I am a mother of four grown wonderful men (no I’m not biased in the least). My husband Jeremy is in the construction industry, and we’ve been married for 10 amazing years so far. We have one grandson who is the center of our universes. I’m a huge fan of hummingbird and my family affectionately refers to me as the 805 Crazy Bird Lady. I enjoy volunteer work and really look forward to more opportunities to do so now that I’m focusing on one HOA rather than over a dozen. One thing I need your help with is making sure I have accurate records. Many of the owner and tenant registration forms we have are either out of date or have been changed so many times over the years that it’s difficult to understand what information is still valid. It would be of great assistance to me as the new manager for this community if you would fill out a new form. This is especially important if you haven’t filled one out within the past 24 months. They can be completed electronically, or I can print it for you. Please complete and return the form no later than December 31, 2021. I look forward to being of service to you and to this community. I am in the office full time Monday through Friday. Please feel free to stop by and introduce yourself so I can connect a name to a face.
Warm Regards, Dawn Cooper

If you would like to donate but don't have a way or the time to shop, please reach out to me in the office and I will be happy to shop for and deliver your gift.
