Welcome to our new board member!

We are happy to announce that one of our newer owners, George Romanko, offered to join the Board of Directors to fill the vacancy left by Bob Bromber when he had to resign due to other commitments! Fortunately Bob continues to help out by being on the Tech Committee because we don’t want to lose his expertise. And now we are extremely happy to have our new board member, George, bring his own expertise and enthusiasm to be a part of this excellent “active” all volunteer board. He has already stepped up with wanting to be a part of the carport project committee and helping “update” our very dated clubhouse! And his husband, Thomas, would like to be involved with the landscape committee! Welcome to both of you!

Yahoo!! Pools are open and 2021 pool passes are in the office!

As most of you know, the pool areas have been open for a couple of weeks and for the most part everything is going great so far! Thank you to all of you for your patience during the past 15 months while waiting for the HOA to safely open the pools. There are no restrictions at this time but of course there are COVID related recommendations that we hope you will all follow to continue to try to stay safe. Although COVID-19 is MUCH better, thank goodness, it is still out there along with even worse variants and we just hope to see all of our residents remain safe and healthy. No masks or face coverings are required in any open areas but we do require them be worn to enter the clubhouse if you are NOT vaccinated. And our staff will wear masks when entering condos for the time being to keep themselves and others safe. Thank you for your cooperation.

Hybrid board meetings are coming soon!!

Now that there are no actual restrictions, just recommendations, for indoor meetings the board members are eager to start having our board meetings in the clubhouse again so that those who can attend in person are able to. But since we have had such a GREAT turnout at every ZOOM meeting and many requests to keep them going, the board agreed to purchase the proper equipment for the clubhouse to be able to have HYBRID meetings going forward. That way those who aren’t able to attend in the clubhouse, including board members, they can log in with ZOOM! We doubt this will happen in time for the July meeting but should most definitely be in place by the August meeting! We hope to continue to have many homeowners attend the meetings in whatever manner works best for them; we love seeing such an interest in your own community.

Repeat Article - time for exterior spring cleaning!

This article was in last month’s newsletter but now that Dianne is back to doing more extensive property walks, it’s very noticeable that there are many windows, doors, window screens, sliding doors, etc. that need to be cleaned. The 3rd story doors are the worst, of course, since they have no walkway cover over them but please wash all doors as best you can. If they don’t come clean after washing, they will need to be painted. If you have rusted out patio furniture or tattered and worn barbecue covers, please replace them at your earliest convenience. Also please remember that anything outside of your entrance door is common area, so please do not put personal items in those areas. And just a reminder that no balconies or patios can be used for storage, including the enclosed ones. The office occasionally gets calls from residents about that their neighbors are using the enclosed balconies to store recyclables, their bicycles and other odds and ends and this is not allowed on any balconies. Thank you for your cooperation in keeping all of these areas neat and clean. We take pride in having one of the nicest, most well-maintained communities in the area and we appreciate all of your help in keeping it this way.

More litter on the property than usual - please do your part to help!

We have no idea why but for quite awhile now, there seems to be much more litter around the property, especially in the parking lot area by the brick wall in the back. We are finding empty beer bottles, soda cans, food wrappers, etc. It’s obvious that some of it is just tossed out of an open door of a parked vehicle and this is absolutely inexcusable. Our maintenance staff cleans the parking lot daily but they have many other high priority projects to do and it would certainly help if everyone picked up after themselves. Even if it’s something you didn’t drop there, picking up these things if you see them and putting them in a dumpster definitely helps keep our property look well maintained. Thanks for any help you can provide!

Have you acquired a new pet since you moved in?

Many new pets have been seen on the property during the past year and we know that most are not registered in the office as they need to be. PLEASE make sure that any pets in your condo are registered in the office, along with a photo of them. Just a reminder that only TWO pets are allowed in each condo and that Rottweiler and Pitbull breeds are not allowed at any time, even by a guest. We know that most of those dogs make great pets but besides being very scary to some residents who don’t know a lot about them, the HOA insurance is increased by having these breeds. Also, if you do not have pets that you previously had registered, please also let the office know this.

Allguard pest control under new two year contract

Allguard pest control did such a great job for us during the 2019/2020 term, we have signed a new contract with them. Since most condos were just inspected and treated in the past 6-8 months, 2021 will be the year that they “inspect and treat” as needed. If you see ANY signs of termite droppings or damage inside your condo or out on the balconies, please notify the office right away so that Allguard can schedule to treat the areas. The HOA pays to have all interior and exterior areas inspected and treated but the HOA only covers termite damage to the exterior common area; owners are responsible for their own interior damage. During the year 2022, we will schedule interior inspections of all condos again. Also, since we are under contract with them, they do Escrow inspections for free and they give a good discount to treat any other insects or pests. Please call them directly at 805-642-7433 if you need to hire them for your own insect issues or Escrow inspection.

Engineer’s balcony inspections completed - 70+ balconies with issues!

First of all, thank you again for your cooperation during the recent state required balcony inspections that were required to be completed by an Engineer or Architect. Fortunately many balconies are in great shape but we are concerned that 70+ balconies have issues, i.e., soft spots, cracks, etc. Per the balcony maintenance Rules and Regs, owners are required to maintain their balcony decks by treating with a special deck coating at least every 3-4 years and of course your balconies should also be inspected each time you are going to have it treated. With the poor condition of these 70+ balconies, these balcony maintenance rules were more than likely not being followed. All owners should be inspecting their own balconies regularly. And if you are a tenant, PLEASE check your balcony occasionally to make sure there are no soft spots, cracks or other areas of concern and if you find anything, please notify your landlord ASAP. Three of the balconies inspected were so bad that they had to be blocked off with caution tape so that nobody could go on them; one was so bad that the new tenant put his foot right through the deck causing a big hole! This balcony had tile on it and of course we have not allowed tile on the balconies for years and this is one of the reasons; water can get through the tiles and damage the wood deck below and it’s not noticeable until something like this happens. If you currently have tile on your deck, this might be a good time to consider having it removed. Please review the balcony rules as to what can actually be on your balcony but absolutely no carpets or doormats. Once Dianne returns from vacation, she and Alfie from ABC-Builds will be contacting all owners with balcony issues by mail so that their decks can be inspected and repaired. This is a good time to check out your own balcony and make sure it’s being well maintained and a deck coating applied if needed. And PLEASE notify the office whenever this work is done so it can be notated in your file.
