Changes ahead - Dianne Ramirez announces retirement!

It is with very mixed feelings that I have announced to the Board of Directors that it’s time to move into the next chapter of my life – RETIREMENT (for the 2nd time in my career - first time was after almost 30 years in the Credit Union Industry!). And with those same mixed feelings I am sharing this news with you; my husband and I are very excited about this next chapter in our lives but I also definitely feel sadness to be leaving a job that I have loved since starting in 2010! I feel such a vested interest in SS1 because I started out here as a tenant in 2001, then eventually purchased the condo, started my job at SS1 and got married both in 2010 and then Kenny and I lived here together until selling and moving just 3 miles away in 2011. I have worked with such amazing board members, starting with Don Buck as the Board President when I was hired and then working steadily with Board President Lynn Buck and Treasurer Kathleen Gavin for the past 9 years straight! These board members along with the many other amazing and dedicated ones through the years have been such an integral part of why SS1 is such a beautiful and great place to live and I feel so fortunate to have been able to work for/with all of them. And I have met and made friends with so many wonderful owners and residents through the years and I hope to continue many of those relationships even after I move on to retirement. Fortunately I don’t have to say goodbye for a while since I let the BOD know that I would stay on until at least December so that they have time to find a replacement for the office and I will stay on until the new person is comfortable in their position. This won’t be goodbye; I’ll be back occasionally to see my friends who still live here and I look forward to seeing many of you when I do.

More changes ahead - 3 board positions open NOW & 1 more coming up in October!

Hopefully all of the owners received the annual election nomination forms in the mail and also hopefully more of you are considering applying for what we expected to be the 3 open board positions but not only are there 3 open positions now but a 4th one is coming up in October!

First of all, our Board President of the past 9 years, Lynn Buck, has decided that she has “done her time” on the board and as chair of the landscape committee for the past 12 years so is “retiring” from her volunteer jobs after the election. And our treasurer of the past 9 years, Kathleen Gavin, has also decided that she has put in “plenty of time” on the board so she plans to resign from her position in October. Both Lynn and Kathleen have gone over and above in their positions and time on the board and will be greatly missed! We hope there are many homeowners who are willing to step up and take their turn to help their own community by being a part of this great board of directors. We have had such amazing board members who truly care about SS1 and are always working hard to keep it well maintained with “preventative maintenance”, beautiful with great drought tolerant landscaping, and working towards being a “green property” and we look forward to more of you offering your talents on the board.

If you have an interest in volunteering some time each month to continue helping keep SS1 a great place for everyone to live, please turn in your nomination form before the deadline of Friday, August 13th! You can email it to the office or mail it to CPM but it must be received by this Friday the 13th.

“Back up” inspector of elections & volunteer ballot counters needed

One of our owners, Shannon Beagin, who was the inspector of elections for last year’s election has offered to help again IF she is in town but she will possibly be on vacation on the day of the annual meeting, Saturday October 30th. Hopefully someone can contact Dianne in the office to offer to be a backup in case Shannon is not available. It’s just a matter of opening and counting the ballots during the meeting. And of course whoever counts them can use the help of 2 or 3 other owners so hopefully we hear from at least 3-4 of you.

Please update the office with any new info

Please notify the office If you have a new email address, phone number, vehicle, mailing address, change the locks to your doors, add a roommate or a pet, etc. We always need a new key in the office if you change your locks. And if you are considering changing your locks, this is a great time to consider the “keyless entry” for your door so that you have a code to enter your condo rather than a key. This is a great option if you have a rental or vendors who go to your condo for repairs, house cleaning, etc. It’s much easier and less expensive to change the code rather than having to pay to have the locks changed.

Hybrid board meetings are on hold

We had high hopes to be able to start having board meetings in the clubhouse again while also having a ZOOM option for those owners/board members who can’t attend in person but due to the rise in the Delta Variant of COVID, the board chose to wait on this option. We want to keep all of our owners and board members safe so this option will start when it’s safe to do so. We hope that we will continue to get many owners to join in on ZOOM; it’s such a great way be able to attend the board meetings to see your volunteer board of directors hard at work. This also means that the clubhouse will not be available for rental for the time being. It’s a great time for the clubhouse renovation to take place so that it looks refreshed and inviting when it is open again.

Engineer’s balcony inspections completed - all notices have gone out

First of all, thank you again for your cooperation during the recent state required balcony inspections that were required to be completed by an Engineer or Architect. All owners of balconies that needed attention have been notified by email and those few without email addresses will be notified by mail. We appreciate everyone’s cooperation with the needed repairs so that everyone is safe to enjoy their balconies. The HOA is working on the walkways that need attention and soon all of the projects will be completed, way ahead of schedule. 😊 If you did not receive a notice, that just means that there was nothing that appeared unsafe but it doesn’t mean that your balcony doesn’t need a good deck coating to help keep it well maintained from the elements so please have this done if it’s been more than 3 years since the last time. Please remember to always send a copy of your invoice to the office if you have work done on your balcony so that it can be put in your file. If you apply your own deck coating, please follow up with an email to the office.

Are you as tired of the speeders on Surfside Drive as others are?

The office receives complaints about all of the speeders but as I’m sure you know, the HOA cannot do anything about these speeders but YOU, as an individual, can. The PHPD has asked that whenever you see one of these vehicles race by, please call them at the non-emergency number at 805-986-6538. This has been an ongoing issue for years but now the police department has a police officer assigned to traffic, Officer Bates, and he is working on this issue. They are collecting data at different times to see how many speeders, the average rate of speed, etc. but they need a phone call EVERY time this happens, whether they can get an officer to the property right away or not. Please help so that they can track every time a car races by and hopefully put a stop to this before someone gets hurt or worse. Wouldn’t it be great to have it blocked off again like it was when the beach eroded; so peaceful and quiet! There is also a great city website app to put on your phone so please check it out; GO HUENEME. You can look up all sorts of city information and also report things going on; i.e, graffiti, the speeders, etc. Of course this site is not for urgent items, please call the non-emergency number or 911 for emergencies.

Hueneme Beach Festival parking changes - entrance gate will be blocked

A reminder will go out just before the beach festival on the weekend of August 28th and 29th but this is a heads up that all of Surfside Drive will be blocked off from one end to the other on the weekend of the festival for pay parking only. This will cause the entrance gate to be blocked off during that time so the EXIT gate will be used for entrance and exit. The city has offered to have staff at the exit gate during festival hours to allow ONLY residents and their guests to enter during the festival so if you are a resident, please be sure that your parking pass is on your vehicle and visible. If you have a guest coming (limited to one guest vehicle per resident on each of those two days), please plan to meet them at the gate to let the gate attendant know that you are allowing them in and please have something with you that shows you are a resident. We are thrilled to see the beach festival come back but we are doing all we can to keep parking open for our residents.
