SURFSIDE 1 HOA COVID-19 UPDATES INCLUDING AMENITIES
We know this is still a tough and scary time for everyone but now that we are over two months into these big changes in our lives while trying to stay safe and healthy, we do see a little normalcy coming back. It’s good to see people back at the beach and for the most part they are social distancing. As we are sure you know, the Board of Directors and our staff continue to take this COVID-19 virus very seriously and we are doing everything possible to help keep our residents and ourselves safe. Dianne is still working from home for now so please continue to email or call the office if you need anything so that she can get back to you. She does go into the office for a few hours one day per week so if you need a gate card or clicker, update your phone info for the gate system, etc., please let her know. Tino and Luis are doing a great job of maintaining the property while continuing to wear masks and keep 6’ from others. They will not be entering ANY condos for maintenance unless it’s an emergency; then they will use all safe practices to keep themselves and the residents safe. Jesse is back ½ - 1 day per week to help with landscaping now that planting season is here and is also following all safe practices. Please do not check with Maintenance staff on office items; they are only responsible for HOA maintenance but they are getting many questions from residents that should be going through Dianne. As we are sure you know, it is everyone’s own personal responsibility to take care of their own health and safety in an HOA and based on what the maintenance staff is seeing, everyone seems to be doing a good job of keeping a safe distance from each other on the property, even while at the mailboxes and we thank you for this! Due to CDC and Ventura County recommendations, we ask that you please continue to social distance and wear a face covering whenever you are walking on the property in case you run into others who are walking. SS1 is complying with all State, County and City mandates and HOA legal guidelines for limiting the spread of the virus so that we can try to get through this crazy time as safely as possible (and as you know, the mandates change almost daily!). AMENITIES UPDATES: As some of you may have seen in the news, Ventura County approved the opening of pools at “multi-resident” communities, including HOA’s, as of midnight on May 28th but ONLY if MANY requirements and restrictions can be met. Board members and Dianne have been researching all possible information on this subject, including attending several COVID-19 webinars for our local area, and the restrictions for reopening the pool areas anytime soon are almost impossible for any HOA to comply with. As you will read in the County attachment that is included with this newsletter, just a few of the MANY requirements include “appointment only” usage of the pools, constant “in person” monitoring of the pools during open pool hours to make sure that no more than maximum allowed residents at a time are in the pool area and that they social distance at least 6’ from other residents, daily chlorine testing (instead of the 3 days per week that we do now), disinfectant cleaning of the pool furniture and all other pool area surfaces after EACH USE, etc. SS1 does not have the staffing to do this nor is it in the budget to hire someone to take on these responsibilities. We will continue to monitor any changes to these mandates so that hopefully at some point it will be feasible and safe to open the pool areas. The board members would love to use the pool areas as much as many residents would like to but it’s their fiduciary responsibility to do what’s best for all residents’ safety and health. This is a very challenging time, especially since this virus won’t be going away anytime soon, but please be patient and we’ll get through this together and hopefully find a “new normal” soon and eventually hope to get back to the “old normal”. In the meantime, we hope you all stay safe! We will continue to update you with any changes.
ALLGUARD TERMITE AND PEST CONTROL INSPECTIONS FOR EMPTY UNITS
As stated in previous newsletters, the HOA board approved a one-year contract with Allguard Pest Control to inspect for termites (and treat if needed) the interior of each condo along with all exterior wood components of SS1. Due to the current safety restrictions, SS1 has put this project on hold until all restrictions have been lifted UNLESS you are comfortable with having them enter your unit. Termite inspections and treatment are considered an essential business but it’s up to the individual resident if they are okay with them entering at this time. However, if your unit is empty, we would like to move forward with inspections and treatments for at least those units but only with your permission (the treatments are totally safe to do even if you are home). If you are okay with Allguard Termite Company inspecting your unit and treating it IF they find evidence of termites, please email Dianne so they can schedule several condos at one time.
REMINDER OF VEHICLE AND PARKING RULES
Due to many residents being home on a regular basis because of the restrictions to “work from home”, vendors working on the property plus other various reasons, there are more vehicles than usual parked inside our community. This has occasionally caused residents to park in “no parking zones” and in the “electric vehicle only” parking stations. Please remember that each condo only comes with ONE guaranteed space, your covered space, and all visitor spaces are on a “first come, first serve” basis. If you cannot find a valid parking space on the property, overflow parking can park on Seaview Street that is located between our complex and Hueneme Road. Some of our residents have extra vehicles over the allowed amount and that is where they park them. If you are not able to find an open space, please remember that it is a violation to park in a no-parking zone, another resident’s covered space (which is an immediate $100 fine plus possible towing) or in the Electric Vehicle parking space if you do not have an electric vehicle that is being charged (immediate $124 fine and possible towing). And just a reminder as to why there are 10 EVC spaces since we do hear occasional complaints about these taking up open spaces; the HOA board members were very proactive in acquiring a Grant to pay for the EVC spaces rather than it being a cost to the owners but we were required to take 10 charging stations with the Grant (8 regular and 2 disabled spaces). They are getting used more often all the time and eventually will all be used regularly so thanks for your understanding and what a perfect time to purchase an electric vehicle. Another reminder to everyone is that it is also a violation to not park one of your registered vehicles in your reserved covered parking space overnight when you are at your condo. This is to keep more spaces open for those who have additional vehicles and during this time of so many vehicles there during the day now, it wouldn’t hurt to always park one of your vehicles in your covered space while you are on the property but daytime is not required. There are MANY empty reserved spaces due to lots of 2nd homes that don’t get used very often, especially during this quarantine time, so if any owners are willing to loan or rent their empty spaces, please let Dianne know.
CARPORT AND SOLAR PANEL PROJECT
As you may remember from the February newsletter, the board of directors and ABC-BUILDS has been working diligently on the carport demolition/replacement project due to the extremely poor condition of many of the carport posts. The “Carport/Solar Panel Committee” is busy putting together a proposal for new carports with solar panel roofs and when they get all of the information that is needed, it will be presented to the owners with the options that will be available. As stated previously, not all carports are being removed at this time; only the ones with 4” posts and no I-beam for support. A map of those carports that are affected is attached to the email with this newsletter. We are getting close to the permits being issued for the carport demolition project and then notices will be put in each carport along with being emailed to the residents and owners of those spaces prior to it being removed with instructions as to where to park during the project, etc. One carport at a time will be removed and this is a time-consuming project since surveillance cameras need to be relocated and lighting installed near where the carports were located. We apologize for this inconvenience since you will not have a cover over your vehicle for an extended period of time but the safety of our residents and their guests is top priority. Per the engineer and other experts, there is no way to be able to save the current carports until the new ones are installed.
