SURFSIDE 1 HOA COVID-19 UPDATES – AMENITIES CLOSED UNTIL FURTHER NOTICE

After the last newsletter was sent out, we had high hopes that the “curve would flatten” with the COVID-19 virus cases and the numbers would start going down but as you know, that is sadly not what is happening.  The numbers are increasingly going up in many areas, including ours. Due to the increasing numbers that  continue to put everyone’s health at risk, the board of directors has chosen to keep the HOA amenities (pools,  Jacuzzi’s, clubhouse and clubhouse bathrooms) closed until further notice. The Ventura County restrictions  and requirements for opening any of these have not changed since last month and with the numbers steadily  increasing, they will more than likely be more restrictive soon. Dianne and the Board President attend a  weekly COVID-19 HOA online webinar to see where Ventura county and all Southern California HOA’s are with opening HOA amenities and of course with the way things are going at this point, it will be quite awhile  before any amenities are open again. The Board of Directors and our staff continue to take this COVID-19  virus very seriously and we are doing everything possible to help keep our residents and ourselves safe.  Dianne will continue to work from home for now so please email or call the office if you need anything “office  related” so that she can get back to you. She does go into the office for a few hours one day per week so if you  need a gate card or clicker, update your phone info for the gate system, register a new tenant, etc., please let  her know. Tino and Luis are doing a great job of maintaining the property while continuing to wear masks  and keep 6’ from others. The maintenance staff will not be entering ANY condos for maintenance unless it’s an emergency; then they will use all safe practices to keep themselves and the residents safe. Jesse is back ½  - 1 day per week to help with landscaping now that planting season is here and is also following all safe  practices. It is everyone’s own personal responsibility to take care of their own health and safety in an HOA. Due to CDC, State and Ventura County recommendations, we ask that you please continue to social distance  and wear a face covering whenever you are walking on the property in case you run into others who are out walking. SS1 is complying with all State, County and City mandates and HOA legal guidelines for limiting the  spread of the virus so that we can try to get through this crazy time as safely as possible. We will continue to  monitor any changes to these mandates so that hopefully at some point it will be feasible and safe to open the  pool areas and other amenities for you to enjoy but as stated earlier, it won’t be anytime soon due to the  increasing spread of the virus. The board members would love to use the pool areas as much as many  residents would like to but it’s their fiduciary responsibility to do what’s best for all residents’ safety and  health. Please be patient and we’ll get through this together and hopefully find a “new normal” soon and  eventually hope to get back to the “old normal”. In the meantime, we hope you all stay safe and healthy! We  will always continue to update you with any changes so there is no need to contact the office to ask about the availability of the amenities. Whenever the state and county approve safe reopening of them with limited  restrictions that the HOA can easily follow, we will definitely notify all residents and owners. 

REMINDER - ALLGUARD TERMITE AND PEST CONTROL INSPECTIONS FOR EMPTY UNITS?

Due to the current safety restrictions, SS1 has put the termite inspection project on hold until all restrictions  have been lifted UNLESS you are comfortable with having them safely enter your unit. Termite inspections  and treatment are considered an essential business but it’s up to the individual resident if they are okay with  them entering your condo at this time. However, if your unit is empty, we would like to move forward with  inspections and treatments for those units along with any others where residents are okay with an Allguard  employee entering (always wearing a mask and gloves.) We will only do this with your permission (the  treatments are totally safe to do even if you are home). If you are okay with Allguard Termite Company inspecting your unit and treating it IF they find evidence of termites, please email Dianne so they can  schedule several condos at one time. 

3 NEW BICYCLE RACKS FOR PROPERTY 

The two bicycle racks that have been on the property for MANY years were in very poor condition with missing  parts, etc. so the HOA purchased three new ones. Two of them are to replace the existing ones and a third  one was purchased to be placed near the entrance for those residents in the first couple of buildings who have  been requesting one for quite a while now. That bike rack has been placed off to the side in the cement patio  area for now since that was the best area for the time being but at some point we may be able to find a better  place for it. The old bike rack closest to the office and mailboxes has several bicycles stored on it at this time  and we have no idea who owns those so that we can have them removed to install the new bike rack.

Please  notify the office by July 15th if you have a bike attached there and which one it is so that we can  have you remove it long enough to install the new bike rack.

If we have not heard from you by July 15th,  we will cut the lock and take the bike inside the maintenance shop to keep for a week and then it will be  thrown out if not claimed. A notice will also be placed near the bike rack station. As a reminder, your bicycle  is always safer in your condo but if you have no place to store it there or it’s too hard to get to your upstairs  condo, feel free to lock your bike to one of the bike racks AT YOUR OWN RISK.  

COURTESY REQUEST WHILE WALKING YOUR PETS 

We love seeing so many residents out walking their pets on a regular basis; it’s great exercise for both the pets  and the owners. We also appreciate that it appears that most of you are wearing face masks while walking  your pets. We do have two requests, however; one is required and the other is a courtesy request. There are  still those few residents who fail to “pick up” after their pets even though we have 3 pet stations on the  property. Besides the fact that there is an immediate $100 violation fine for not picking up after your pet, it’s  a matter of courtesy so that other residents don’t have to accidentally step in it or have to pick it up for the  person who neglected to do it. Please do your part of being a responsible pet owner by picking up any pet  waste from your pet. The “courtesy” request is to ask you that if possible, to please limit your pet walking to all areas other than walking in front of the ocean facing condos where there is limited space between the  patios and the perimeter fencing . Some of the residents who live in the ocean facing condos have mentioned  how it’s “non-appetizing” when the pets stop to do their business in front of their condo while they are  enjoying a meal on the patio. This is definitely not a rule nor will it become a rule but is being mentioned as a  courtesy. The grassy areas by both pools or along the front of the building on Ventura Road are great areas to  walk your pets, especially since that’s where the pet stations are located. Thank you for any help you can  provide in this area.  

LIMITED PARKING ISSUES AND REQUEST FOR AVAILABLE RESERVED PARKING SPACES

Per last month’s newsletter article, due to many residents being home on a regular basis because of the  restrictions to “work from home” plus other various reasons, there are more vehicles than usual parked inside  our community. This has occasionally caused residents to park in “no parking zones” and in the “electric  vehicle only” parking stations w/o an electric vehicle, which are both violations.

Please remember that each  condo only comes with ONE guaranteed space (your covered space) and all visitor spaces are on a “first  come, first serve” basis.

If you cannot find a valid parking space on the property, overflow parking can park  on Seaview Street that is located between our complex and Hueneme Road. If you are not able to find an open  space, please remember that it is a violation to park in a no-parking zone, another resident’s covered space  (which is an immediate $100 fine plus possible towing) or in the Electric Vehicle parking space if you do not  have an electric vehicle that is being charged (immediate $124 fine and possible towing). Of course we  apologize that it’s come to this with parking but there is no way to add extra spaces to the property; please  just be sure to park in your covered space overnight and hopefully you can find open parking spaces for any  additional vehicles. There are MANY empty reserved spaces due to lots of 2nd homes that don’t get used very  often, especially during this quarantine time, so if any owners are willing to loan or rent their empty spaces while they are not visiting their condo, please let Dianne know.
