Urgent notice for owners - Zoom meeting changed to Tuesday, December 15th!
The board will be discussing the solar panel option on the carports and if everything goes as we hope, we will be sending out an extremely important and urgent letter soon to ALL OWNERS with a request to vote on two amendments to the CC&R’s! We will need a 75% response to the ballots if they are mailed to you or these important changes cannot happen. These possible changes should be a win/win for all owners when it comes to your electric bill and an increase in the value of your condo so PLEASE attend the meeting if possible and then if all goes as expected, we will notify you to watch for this mailing so you can respond immediately. If needed, a special board meeting will be called to explain in more detail to those owners who have questions.
Fairly successful zoom annual meeting
The 2nd try at an annual election meeting for owners was as well attended as can be expected for the ZOOM meeting format although we hope to have even more owners log in to the monthly meetings going forward. It is such a convenient way to see how your “all volunteer” board of directors is doing from the comfort of your home so please sign up and log in (or call in) for future meetings. Since there was still a lack of a quorum for this meeting, the law states that the ballots are not opened and counted and those that were running for office are automatically elected. The board members held an Organizational meeting after the Annual Meeting and chose to keep the same positions they were already holding. The IRS resolution is also automatically approved.
Visitor parking improvements to help with limited overnight parking
As stated in last month’s newsletter, the board has been working on options to help with extra visitor parking spaces for times when the parking lot gets full, which 99% of the time is only at nighttime. Typically there is plenty of parking available during the daytime but we are doing all we can to avoid residents having to park outside of the complex for overnight parking. The board authorized opening up 4 of the Electric Vehicle Charging station spaces against the brick wall for overnight OVERFLOW VISITOR PARKING SPACES. This still leaves 3 EV spaces against the wall for ONLY electric/hybrid vehicles to be able to plug in for charging. If you park in any of these spaces that are NOT marked for OVERFLOW PARKING and you do not have an electric vehicle, you will receive an automatic $124 fine and possibly be towed. This should be a big help but also please remember some of the other important parking rules, i.e., the current requirements of parking one of your registered vehicles in your reserved parking space whenever possible but it is required to be parked there overnight if you are at your condo or it will be an immediate violation. All vehicles owned by you and parked on the property are required to be registered in the office (and have current DMV tags on the vehicle!). The current vehicle registration limit is 4 vehicles for 3-bedroom units and 3 vehicles for 2-bedroom units but of course this does not guarantee parking for all of those vehicles. All guests visiting for 3 nights or longer are required to be registered by calling the office BEFORE they arrive. There is also an immediate $100 fine and possible towing if you park in another resident’s reserved parking without their permission. Just because you see a reserved space empty for an extended time does not mean you can take it upon yourself to park there. These spaces need to be left open for the owner of that space to park there whenever they come to the property. Also remember that any vehicles in visitor parking are not allowed to back in the space and are required to be moved at least every 96 hours so as not to appear abandoned or non-operational.
Have you seen a leak or water stain in your condo and thought it was minor?
Typically a small leak or water on the floor is minor but occasionally a resident has seen water on the floor or a small drip from a faucet and assumed it was minor and just wiped it up, even after it happening a few times, without reporting it. Sometimes it’s a small amount of water on the floor at the base of the toilet and it just gets wiped up assuming it’s nothing. Then a few months later, the neighbor in the condo below starts seeing signs of a water stain or mold in their ceiling that was just below where the leak had happened in the upstairs unit. If you experience any water or leaks that seem small, please at least check with the unit below to see if they noticed any water coming from their ceiling just below where you saw water in your unit. This mostly happens in upstairs units but it doesn’t mean that you can’t experience a small leak in your own condo and thought it was nothing but it travels under the flooring to another room and causes damage. As the Rules and Regs state, each condo needs to be checked personally at least every 7 days for leaks so please be sure this is done, and this includes checking your ceilings for stains, underneath sinks and around toilets, hot water tanks, closets, etc. If you have a tenant in your condo, please make sure they know to check on these things regularly.
Do you have a locking gas cap? Do you have valuables in your car?
Thefts can happen any time and any place and they are typically a crime of convenience so it’s imperative to do all you can to not make it “convenient” for anyone to steal from you. The holidays are typically the busiest time for criminals so this is your friendly reminder to LOCK UP YOUR VALUABLES AND MAKE SURE YOU HAVE A LOCKING GAS CAP OR LOCKING DOOR TO YOUR GAS CAP. The office has received two reports of gas stolen from vehicles in the last few months so be sure to protect your gas; we all know it’s not cheap. And please do not leave valuables in your vehicles. Even if you put them in your trunk, thieves can get into your trunk if they can gain access to your vehicle so please take all valuables inside your home and lock up your vehicles. All residents are responsible for their own safety and security so please do all you can to protect yourself and your valuables. The HOA takes safety and security seriously so we do what we can with lighting, trip hazards, etc. but there is only so much the HOA can do. Please always report any safety hazards to the office so these can be addressed immediately. And don’t forget about protecting your bicycles; if they are even a halfway decent bike, please keep them inside your condo if at all possible. The HOA does provide bike racks for those who cannot keep them inside but the HOA is NOT RESPONSIBLE for any thefts or damage to bikes, vehicles or items stolen from inside your vehicles.
Urgent - Does your wrought iron railing have any rust spots on it?
Our painting contractor will be here in the next couple of weeks to paint some new railings and we would like to have them touch up any wrought iron railings that are starting to show signs of rust. We pride ourselves in doing preventative work rather than having to repair or replace the railings at a later date so PLEASE CHECK YOUR RAILING(S) ASAP AND NOTIFY THE OFFICE IF YOU SEE ANY AREAS THAT NEED TOUCHED UP.
Great way to communicate with other residents and receive special notices
One of our former residents started a SS1Facebook page a couple of years ago that is a closed group that is only for residents and owners at SS1. Besides this being a good format to notify residents of items for sale, asking questions about finding a good contractor that another owner used, etc., the PH City Mayor Laura Hernandez is a part of this group. She regularly posts updates about our city, including COVID info, etc. This is a great way to communicate with other residents and owners and keep up with important city events. This is NOT an HOA managed page and is not for anything HOA related (those items will be removed) so please keep that in mind if you sign up for this page. Surfside 1 HOA COVID-19 - Amenities still closed until further notice
As everyone should know, we are now in a state mandated “stay at home” order and this includes wearing a mask when in public. Please comply by wearing a mask whenever you are walking in the common area of our property, and this includes walking from your condo to your vehicle and back. We have many concerned residents who have underlying conditions but they need to walk their pets and they would like to feel safe while doing this in their own community. Thank you for helping protect yourself and others.
