2019 POOL PASSES ARE AVAILABLE IN THE OFFICE - DEADLINE 4/15/19
The 2019 pool passes are ready for pick up in the office so please stop by on one of Dianne’s days in the office if at all possible. As always, one pool pass will be issued per condo and it will need to be signed for by the resident or owner. Anyone using the pool areas are required to have a current year pool pass and electronic pool gate card with them at all times. 2018 pool passes are still valid until the 2019 passes are issued but 2019 pool passes will be REQUIRED by 4/15/19. Since the office hours aren’t always convenient for everyone, Dianne will be at the office on a Saturday morning closer to the April deadline (date TBD). If you lose your pass, replacement passes are $5 each. And please remember that our Security company staff or any HOA staff or Security Committee member can ask to see your pool pass if you are in the pool area so please keep it out and convenient to show. Pool hours are 8am- 10pm and quiet hours in the pool area are 8pm-10pm so that residents around the pools can have a peaceful evening in their homes.
APPROVED CHANGE TO POOL RULES
Since many residents like to take food to the pool areas and the current rules state “no food” is allowed, the board has approved to allow food in the pool areas (preferably kept at the tables) as long as residents are not eating NEAR OR IN THE POOLS OR JACUZZI’S and they clean up after themselves after eating. There will be an immediate violation if someone is found eating while in the pool or jacuzzi.
APPROVED RULE:
No food allowed while IN the pool or jacuzzi. All trash must be put in the trash containers. No pets allowed in the pool areas at any time. The owners of any pets found in the pool area, pool or jacuzzi will be fined an automatic $100.
30-DAY NOTICE OF PROPOSED POOL RULE CHANGE:
Since the current rule states an immediate $100 violation for jumping the pool fence, additional verbiage is being added to cover any entrance into the pool areas other than entering through the gate with an assigned electronic gate card. Proposed rule below:
Surfside Association pool gate card and annual pool pass are required to enter pool areas and will be used to identify residents. Entering the pool areas at any time in any manner other than with the assigned pool card will result in an immediate $100 fine.

DOOR REPLACEMENT PROJECT ALMOST COMPLETE
As everyone should know by now, all entrance doors that were not already the approved Architectural Standard door or screen door, were to have been replaced (or at least scheduled) by March 1, 2019. About 90% of the owners have already completed this requirement (thank you!) or are on the schedule for this month but there are still a few owners who have not done this or sent their Architectural Modification Form to the office for approval. Even though you plan to install the approved door, the forms are still required prior to installation, as required by the CC&R’s, just to confirm that it’s the correct door you are installing. Please contact the office if you are unsure if your door(s) is one of the ones that needs to be updated but all owners who have not completed this requirement will be getting one last notice to have this work done. If it’s not completed as required after that notice, the HOA will send out hearing notices to those owners.
APPROVED FLOORING UNDERLAYMENT REQUIREMENT
Per the additional page that will be included with this newsletter, the board approved new standards for underlayment of hard surface flooring whenever new flooring is installed in upper floor units. This requirement is effective immediately in order to help reduce the noise level for the lower floor units so please review and comply. Architectural Modification Request forms are required for ALL WORK done inside of condos, including any flooring changes. If you have any questions, please call Dianne in the office.
DMV HAS KIOSK FOR DMV VEHICLE TAGS!
I was very pleased to find out that many DMV offices have a kiosk in the lobby that is called “DMV NOW” that allows you to update your registration and receive your tags at the machine! This is such a great option so that you don’t need to mail off for your vehicle tags any longer and worry about them getting lost in the mail or pay a fee to use your credit card online. You just take your DMV letter with you (or have your VIN # handy) and scan the document into the machine and then pay by cash, check or debit card and your new registration and tags come out of the machine, in just a matter of minutes! This is such a great option and I thought this would be good information for many of you because when I’ve found expired tags on some of the vehicles in the parking lot, some of the vehicle owners have stated that they mailed a check for their tags and the tags were lost in the mail. I hope this works for you as well as it did for me.
DAYLIGHT SAVINGS TIME STARTS MARCH 10TH – SPRING IS ALMOST HERE!
Daylight savings time is always a great time to remember to change the batteries in your smoke detectors. We want to make sure everyone here stays safe so please check these devices on a regular basis so that they are always working properly. Daylight savings time is also a reminder that spring is almost here so a good time for spring cleaning around your condo, i.e, cleaning of sliding doors, windows, window screens, patio/balcony areas, replace tattered and worn barbecue covers and rusty patio furniture, etc. And just a reminder that no balconies or patios can be used for storage, including the enclosed ones. The office occasionally gets calls from residents on upper levels about that their neighbors are using the enclosed balconies to store recyclables and other odds and ends and this is not allowed. Thank you for your cooperation in keeping all of these areas neat and clean.
EVERYONE DESERVES PEACEFUL ENJOYMENT OF THEIR CONDO!!
If you find that a neighbor is causing you to not have reasonable “peaceful enjoyment of your condo”, please try to work it out peacefully and tactfully with your neighbor before coming to the HOA with a complaint. Most neighbors are reasonable and do not realize until you tell them that they are walking too heavily with loud shoes on, that they are playing their music too loud, or that loudly grinding their coffee at 5 am is waking you up. Voices can really carry between condos, too, especially while sitting on the patios or balconies. If talking to your neighbor does not work or you aren’t comfortable with approaching them, you can notify the office IN WRITING so they can address it with your neighbor and/or you can fill out a violation complaint form and turn it into the office. If you are a tenant, please go through your landlord for these issues or at least copy them on your email as they need to be involved. We can then take the proper procedures to try to resolve the issue. If you are the person(s) living upstairs, please do try to take shoes off when entering your condo if you don’t have soft soled shoes on. If you have a dog or child that runs back and forth on the floor or up and down the stairs, please know that the noise carries immensely to the lower units so they need to do their running outside. But if you are a lower floor resident, please remember that it’s normal to hear some noises from the condos above you – that’s just a part of being on the ground floor. This “peaceful enjoyment” also includes the parking lot so when entering and leaving the complex please turn down your car stereo to a decent level and refrain from revving up your loud vehicle while warming it up or driving through the property. We all live in very close quarters so please always try to be considerate of the people who live around you. For extreme noise, however, like late night partying, music, yelling, etc., please call Archon Security or the Police and they will arrive to ask the residents to be quiet.
