Community Property Management


COMMUNITY PROPERTY MANAGEMENT TRANSITION WENT FAIRLY SMOOTHLY

From what the office staff was told, the transition from Anchor Community Management to Community Property Management went fairly smoothly.  Of course there are always a few hiccups but for the most part, it went well.  Hopefully all of you have had a chance to log in to the website to create your own account so that you can view your own account online.  All of the current forms are also on the website and going forward the copies of newsletters, board meeting dates and minutes, etc. will be included.  If you have not yet signed up for email delivery of your HOA statements and documents, please contact the office or CPM for a copy of their form but you can also just email the office if you want to be included in email delivery of documents.  This is also a great time to sign up for auto payment of your monthly assessment if you have not done this yet.  You can complete the form through CPM to have Union Bank withdraw it automatically or you can set up bill pay at your own financial institution.  But no matter how you pay, you will receive a monthly statement from CPM with your current balance on it. Even if you have auto pay, please open the invoice to review it as there might be additional charges on it that you forgot about; I.e. gate cards, gate remote, etc.  

BALCONY DRAIN HOLES AND SLIDING DOOR WEEP HOLES NEED TO BE KEPT CLEAN

Please be sure to clean the sand out of your sliding door and window tracks on a regular basis so that any rain that comes in does not get trapped in the slider tray and enter your condo.  It could cause lots of damage to your condo and/or the one below you if it’s clogged.  Also keep the balcony drain holes free of debris if you have an enclosed balcony.  If it is clogged, the balcony can retain water and can cause major damage to your condo and the one below you if you are in an upstairs condo.  Owners are responsible for all maintainance on their balcony decks and any damage caused by not maintaining them will be your responsibility to repair.   

BICYCLE STORAGE AND SAFETY

Please keep your bicycle(s) safe by keeping it inside your condo whenever possible.  Bicycles are not allowed on patios or balconies and that is not the safest place for them anyway since bikes have been stolen from 1st story patios.  If your bike is of any value, it is also not safe in the bike racks so please keep them inside of your condo to assure that it is not stolen. A couple of bicycles were recently stolen from a bike rack after their locking cable was cut so it’s a good reminder that to keep it safe, you’ll want to keep it in your condo.  You should also add it to your renter’s or homeowner’s insurance but it’s still best to keep it safe to begin with.

2019 POOL PASSES ARE AVAILABLE IN THE OFFICE

The 2019 pool passes are ready for pick up in the office so please stop by on one of Dianne’s days in the office if at all possible.  As always, one pool pass will be issued per condo and it will need to be signed for by the resident or owner.  Anyone using the pool areas are required to have a current year pool pass and electronic pool gate card with them at all times.  2018 pool passes are still valid until the 2019 passes are issued but 2019 pool passes will be REQUIRED by 4/1/19.  Since the office hours aren’t always convenient for everyone, Dianne will be at the office on a Saturday morning closer to April (date TBD). If you lose your pass, replacement passes are $5 each.  And please remember that our Security company staff or any HOA staff or Security Committee member can ask to see your pool pass if you are in the pool area so please keep it out and convenient to show. 

NOTICE OF APPROVED PET RULE CHANGES

The following rule was approved at the January 28, 2019 HOA board meeting and is effective immediately.  We know it might take some time to get your cat(s) used to this new rule but it is a necessity so that all pet waste is cleaned up and residents do not have to deal with unwanted pets on their balconies or patios.  And as always, all pets need to be kept as quiet as possible whenever possible.  

  1. All pets must be securely leashed and controlled at all times by a responsible person when outside of the condo.  Animal Ordinance sec. 44613. $100 IMMEDIATE FINE.

  2. Owners are responsible for picking up all pet droppings, including on walkways.  Failure to do so will result in an immediate $100.00 fine. No warning will be issued. No exceptions. All pet waste occurring in the common area must be promptly cleaned-up and removed to a proper waste receptacle.  CC&R’s Sec. 11.3 

  3. Any pet that attacks a person or an animal may be banned from SSI property at the discretion of the board.  An immediate fine of up to $200.00 may be assessed for aggressive behavior. 

30-DAY PROPOSED RULE FOR CHANGE TO POOL RULES

Since many residents like to take food to the pool areas and the current rules state “no food” is allowed, the board has proposed to allow food in the pool areas (preferably kept at the tables) as long as they are not eating NEAR OR IN THE POOLS OR JACUZZI’S and they clean up after themselves after eating.  There will be an immediate violation if someone is found eating while in the pool or jacuzzi.  

PROPOSED RULE: No food allowed while IN the pool or jacuzzi. All trash must be put in the trash containers.  No pets allowed in the pool areas at any time.  The owners of any pets found in the pool area, pool or jacuzzi will be fined an automatic $100.

UPDATE TO TENANT FEE SCHEDULE

As of October 1, 2018, a $75 tenant registration fee was re-instated to the Rules and Regs. so that each time your condo is rented out, there is a one time $75 fee.  Occasionally, however, a group of tenants moves into one unit (i.e, group of students) and then one or two students move out and are replaced by a new student or two.  The board approved a one-time fee of $25 per person that moves into a condo that is already rented.   

DOOR REPLACEMENT PROJECT ALMOST COMPLETE

As everyone should know by now, all entrance doors that were not already the approved Architectural Standard door or screen door have to be replaced (or at least scheduled) by March 1, 2019.  About 80% of the owners have already completed this requirement (thank you!) but there are still several owners who have not done this or sent their Architectural Modification Form to the office for approval. Even though you plan to install the approved door, the forms are still required prior to installation, as required by the CC&R’s. Please contact the office if you are unsure if your door(s) is one of the ones that needs to be updated.  

PROPOSED FLOORING UNDERLAYMENT REQUIREMENT

Per the additional page that will be included with this newsletter, the board proposed new standards for underlayment of hard surface flooring whenever new flooring is installed.  This is a 30-day notice of the proposal for upstairs units in order to help reduce the noise level for the lower floor units so please review.

SURVEILLANCE CAMERAS AND RING DOORBELLS

If you are considering installing a surveillance camera inside your condo, you need to make sure it does NOT point towards anyone else’s home as this is illegal and an invasion of privacy.  Ring Doorbells are okay because they do not view far enough out to impose on any other resident’s privacy.
