SAVE THE DATE FOR A REALLY FUN COMMUNITY BARBECUE EVENT

Save the date for the “Get to Know Your Neighbors Barbecue”!  It is scheduled for Sunday, July 14th, from 1-4 PM and this is for residents and owners only please since the food is being provided. We really appreciate the time that the 4 residents have put into the planning of this event so that everyone can get to know their neighbors but they can always use more volunteers to help on the day of the barbecue.  If this works for you to help, please [contact us] and also PLEASE RSVP to [surfside1hoa@gmail.com] for the actual event!  They will need a close head count to know how much food to purchase.  We all hope that it will be a huge success and if so, we’d love to see more of these and other community events happen in the future. The volunteers have done a great job of putting this together, including inviting Port Hueneme Community Center representatives to be in attendance with information about local city activities.  Also in addition to great company, food and music, come participate in their free raffle!  Hamburgers, hot dogs and buns will be provided and the husband of one of the volunteers has offered to have his 3-piece band play music during the event!  If you have a special salad, side dish, chips and dip, etc. that you would like to bring, that would be great. Final details will be sent out with the July newsletter along with flyers around the property.  What a fun event this should be and the volunteers and Board of Directors sure hope to see you there.

NEIGHBORHOOD WATCH MEETING ON MONDAY JUNE 10, 2019 – 7 PM

The next NHW meeting is scheduled for Monday, June 10th at 7 PM in the clubhouse.  Our beat officer, Senior Officer Jesus Chavez, will be at our meeting talking about what security issues might be going on at SS1 and our surrounding neighborhoods. As you know, occasionally bicycles are stolen from the bike racks and vehicles have items stolen from them when they are left unlocked but recently we had a vehicle broken into by someone smashing the driver side window, which is a first here in many years!  Please attend this NHW meeting to get many suggestions on the best way to try to avoid these things happening and how to stay safe in many situations.  This is your community and although the HOA does many things to try to keep security issues at a minimum, i.e, gated community, surveillance cameras, Archon Security doing random patrols every night, improved lighting, etc., it’s your responsibility to take care of your own safety and property so this is a great opportunity to learn the best way to do this.  As was mentioned, we do have surveillance cameras in random areas around the property in the hopes of deterring criminal activity but these cameras are located in areas to help protect HOA common area property.  They do not cover all common areas so if your vehicle is broken into or is damaged, it doesn’t mean it will be captured on camera or that anyone would even know who it was that did break into it.  That’s why it’s so important for you to protect your valuables by keeping them out of site and locking your vehicles so that the criminal doesn’t have an opportunity to steal from YOU.  But if your vehicle is damaged or broken into and it does happen to be in the view of one of our cameras, you will need to file a police report and the police will need to request a copy of the camera footage so that they can view it. 

The HOA office staff will not review camera footage for any personal incidents.

MANY REPORTS OF RESIDENTS JUMPING OVER THE PERIMETER FENCE -  $100 FINE

The office is receiving many reports of residents jumping over the perimeter fence that surrounds our community and this is against the Rules and Regs and comes with an immediate $100 fine.  All residents are required to use their pedestrian gate key to exit and enter the property so please be sure to have yours with you if you want to leave the property while walking.  If you have lost your key, please be sure to purchase a new one at the office.  The keys have a refundable deposit of $50, which is much cheaper than a $100 fine!  We are also getting reports of residents using their skateboards and scooters around the property and this is also against the Rules.  These rules are all for safety reasons so please be sure to comply with them because we take our residents safety seriously.

30-DAY NOTICE OF PROPOSED CHANGE TO NON-SMOKING RULE:  

PURPOSE:  Due to the health hazards of 2nd hand smoke and the prior version of the rule not working appropriately; i.e., people smoking in the carports and leaving cigarette butts on the ground and groups of smokers congregating at the benches by the pools, causing lots of smoke to permeate the nearby condos, the following rule changes have been proposed:

Smoking is ONLY ALLOWED by the brick wall in the back of the complex. There are several Safesmoker Cigarette Receptacles along that wall for your use.  Smoking is prohibited in all other common areas and exclusive use/common area balconies and patios.  Smoking is permitted inside of condos but will be handled on a “case by case” basis under the “noxious behavior rule” if complaints are received.  

ALL UNITS NEED FRESH AIR ON A REGULAR BASIS – ENJOY YOUR OPEN WINDOWS

When HOA vendors have gone into condos to check for leaks, etc., they have found that many units have the beds and dressers moved up tight against the walls in the bedrooms and it has created surface fungus on the wall.  When arranging your furniture in the rooms, please be sure to keep a small airspace between the furniture and the wall and open the window for fresh air on a regular basis.  If you happen to find this surface fungus on your wall, it can be washed off with water and Clorox and then needs to completely dry. Then follow the previous instructions to avoid this in the future.    

CLEANING OF UPPER BALCONIES – NO BUCKETS OF WATER

The office receives complaints occasionally from residents of lower floor units stating that someone in the unit above them washed their balcony by pouring a bucket of water over it, which drained onto everything on the lower patio.  Please be sure to just sweep your patio using a dustpan for the dust and dirt and then mop if needed.  If you have a housekeeper, be sure they are aware of this issue.  

WINDOW AND SLIDING DOOR COVERINGS

If you are planning to buy new coverings for your windows and/or sliding doors, please remember that they need to be in a white or neutral earthtone color.  Plantation Shutters, blinds and drapes are all allowed to be used but if the drapes are a color other than a light neutral shade, they must have a white or neutral lining that shows on the outside.  As always, blankets, sheets, etc. or anything that is not a professional window covering is not allowed.  

DID YOU SCHEDULE YOUR ANNUAL DRYER VENT CLEANING?

As was stated in previous newsletters, it is required that all dryer vents be cleaned annually for safety reasons (less often if your condo is a 2nd home or rarely used) so this is just another friendly reminder.  If you have not yet scheduled this to be done, please take care of it at your earliest convenience.  We are even finding birdnests in these dryer vents so they do need to be checked out!   101 Lint Busters has done a good job for many of the owners here so you can call the owner, Eric, at 805-551-2226 if you would like to use his services or you can call any service provider of your choice.
