CARPORTS
Great news! The Board approved a company called United Carports to replace the missing carports and completely refurbish the ones still standing. The contract is currently at the attorneys office under review. The new design is much more cost effective and will require review by the city prior to the start of the project. We don’t anticipate this being a big delay considering the previous plans were reviewed and approved in 15 days during the holidays. We will continue to update as we have them.

The worst time to find out the contact information we have for you is not valid is during an emergency situation. If you have not completed a tenant or owner information form this year (or don’t remember if you have), please contact the office. I will be happy to mail or email you one.
BUDGET COMMITTEE
Kathleen Gavin, Don Buck, Jesse Zapata graciously volunteered to serve on the Budget Committee for the 2024 fiscal year budget. They will accompany Phil Moreton and Sharyn Field from the Board in careful review of current and future year expenses. Thanks to each of you willing to serve in this capacity for yet another year. We appreciate you!
SUMMERTIME
Summer is officially here and we’d like to offer a few reminders about pool rules that we’ve already had issues with:
Each pool and spa closes at 10 pm. No exceptions. Please make sure you leave on time.
If asked, you must be able to present your access device as well as your pool pass. Please be sure to have it with you at all times when in the pool/spa areas
The outdoor shower is conveniently located next to the entry at both pools. The pool technician has to drain the spa about half way on each visit and balance chemicals and the likely culprit is swimwear that’s been washed and residues release once in the spa. This is a huge waste of water and chemicals. Please help by rinsing before you enter the pool or spa.
Pool “toys” are not allowed. This includes dive games, balls and floatation devices with the exception of those used by persons with limited mobility or cannot swim
Bare feet and glass shards are not friends therefore glass is NEVER allowed in either pool area.
If you invite friends and family over, but remember each household is only allowed four and they must be with a resident over 18 who is willing to be responsible for their actions.
Smoking is only allowed in designated areas and the pool/spa areas isn’t one of them regardless if anyone is there.
You may be surprised to learn that we have a number of helpful people living and working here. If you leave something behind, please contact the office because someone may have turned it in.
That red button next to each spa is an emergency switch. It’s function is to shut down the filtration system and heat until the equipment is checked and repaired. If the button is pushed by mistake, you can pull it back out to shut the alarm off but it does not turn all the equipment back on. Please do not play/tamper with it unless it’s truly an emergency.
If you would like to listen to music or an audio book, please make sure you bring earphones with you. Stereos, boom boxes or even a phone on speaker is not allowed.
The same card/remote you use to open the pool gates works on the bathrooms at the clubhouse. Were you aware they’re open the same hours as the pool?
Please close the umbrellas when you’re done using them. This will prevent them flying away when we get unexpected winds
FEEDING ANIMALS
One of the main culprits for pests or vermin at any community is people feeding pets outside the home or leaving food bowls in common areas to feed the feral cats. The feral cat and skunk population near the jetty has been making their way through the community. It’s important not leave to food out on your patio/balcony or never ever set food bowls in common area. Further, ants, roaches, opossums, rats and raccoons don’t understand they’re not invited to the dinner party. If you don’t want them in your home, please don’t invite them to the community by leaving pet food outside.
SPEAKING OF ANIMALS......
Please be a responsible pet owner/neighbor and clean up after your pets. Don’t bury droppings under the mulch and if your pet cannot make it down the stairs to use the restroom, please clean up the puddles rather than leaving them on the walkways. Cleaning up after YOUR pet is YOUR responsibility .
ELECTRIC VEHICLE CHARGING STATIONS
Electric vehicles are gaining popularity at the community so we’d like to remind everyone residents receive a discounted rate but you must register first. The stations will ask you to download the Chargepoint app but will not give you the resident code. Please contact the office and we will provide that for you.
Community Living in a Snapshot
While we encourage each resident to be familiar with the Rules and Regulations Handbook, below are some of the more common issues we face
For obvious safety reasons, the vehicular exit gate is to be used ONLY as an exit gate unless it’s been marked for entry/exit by the on site team. Please follow marked traffic patterns. Yellow arrows are painted on the roundabout parking for a reason. Please make sure you adhere to them even if it adds 3-5 seconds to your ability to park and/or leave. Because we take safety very seriously, all these WILL result in fines.
Hang tag permits are now required on all vehicles parked on property and they must be displayed from the rear view mirror of the vehicle. Contractors should check in with the office for a temporary permit to avoid receiving a citation.
BEFORE you start any renovations in your unit, please contact the office for guidance on what requires approval. Work that requires a permit and does not have approval will be reported to Code Compliance.
Video doorbell products are quite popular. You can mount them on your screen or front door but they cannot be installed on the stucco.
If you live in a two bedroom unit, it may be a good idea to check the door on the top floor from time to time. Make sure it’s clean and the hardware is functioning. During a recent walk through, some of the knobs and deadbolts appeared rusted shut. Because it’s a way for you to get out in the event of a fire, it’s important they work properly.
In most cases, it’s owner responsibility to complete minor plumbing repairs. If you have a clogged sink or toilet, your first call should be to a plumber. If they’re not able to rectify the situation, please call management. If your need to replace a fixture that would require shutting off the main, it will affect your neighbors. Please make sure you notify everyone directly next to/above/below you at least 24 hours in advance for non-emergency repairs!
Flushable wipes are not flushable. If you use them, please do not flush them because even if they don’t clog your plumbing, it can and will cause and issue for your neighbors.
Pool and spa area
1. Don’t eat food while IN the pool or spa
2. Persons who wear diapers must wear swim diapers
3. GLASS IS PROHIBITED IN THE ENTIRE AREA
4. Tampering with safety equipment-emergency shut off for the spa, life rings or hooks-is also prohibited. If you bring “music” to the pool, remember you need personal listening devices.
5. Only four guest per household is allowed.
Please don’t put the Board in the position that they are forced to revoke your privilege to use the pool/spa.
Patios and balconies
1. Only furniture designed for outdoor use is permitted. Items such as coolers, folding “camping or beach style” chairs, tables designed for indoor use, etc. should be promptly moved inside when you’re no longer on your patio or balcony.
2. Storage of any kind is not permitted—mops and/or brooms, bicycles, fishing poles, empty planters to name just a few.
3. Pets cannot be left outside when you’re not home to monitor them and at NO TIME are pets allowed to use the patio area for their “restroom”.
4. Smoking is NOT permitted on patios or balconies.
5. Please do not hang anything over the patio or balcony railing to dry!
6. If you have an umbrella on your patio, please remember to put it down or store it out of view when it’s not in use
7. Mops and brooms should never be left on the patio or balcony.
Hose bibs in common area are not for use by residents. Most of the planters have been changed to a drip system which means less water waste because it’s being delivered directly to the plant. If the area around your home appears dry, please contact us so we can have the landscapers take a look at the irrigation.
Speaking of planters, please do not leave any personal items (potted plants, décor, hoses, etc.) in the planted areas outside your home. Planting or removing plants in common area is prohibited. If it needs attention, reach out to me.
Considering cleaning your balcony? Please sweep and mop the area rather than dumping buckets of water on it. The neighbors below you will certainly appreciate not having dirty water invade their patio or bedroom window.
One of the largest grassy areas the community has is along Ventura Road. While socializing of residents and their pets is certainly welcome, please be mindful of the residents who live in the building by doing your best to keep barking to a minimum.
If it’s been a while since you cleaned your dryer vent line, please consider doing so. This is one of the most common factors for fires.
Please be mindful when parking. If you pull in too close to a white line, it doesn’t allow enough space for your parking neighbor to get in or out of their vehicle without some serious effort to risk damaging both vehicles. Not to mention parking is at a premium and it could make a space unusable.
Trash should NEVER be left outside your front door as it attracts critters and pests to the buildings. When you’re ready to remove trash from your home, please take it to and place inside the appropriate receptacle. Placing unwanted furniture or other bulky items in the enclosure in hopes that someone else may want it is NOT ok.
Pets must be on leash and the leash must be held by someone able to control the pet when you are outside your home. Cleaning up is not only a responsible thing for pet owner to do, it is in the HOA rules and a County ordinance as well.

Can you believe we’re half way through the year already?!
While I communicate by email quite a bit, there will be situations that arise that will require a phone call. I can’t begin to tell you how challenging it is to have an emergency and have not a single working phone number on file-especially when the emergency involves a person rather than your property. Please consider filling out a resident information form if you haven’t done so this year. It’s important that I be able to contact you without having to take extraordinary steps to do so.
We have a room that was previously used for storage and the Board is looking at a few options to convert it to a useable space for the residents. More to come on this.....
