CARPORTS
We’re getting even closer! The revised set of plans will be submitted to the City by the end of the week and hopefully approved within the next 30 days. Cross your fingers!!! A reminder that once the project starts, there WILL be unavoidable inconvenience with parking. We will definitely need and appreciate your cooperation throughout the duration of the project.
ANNUAL HUENEME BEACH FESTIVAL ENTRY GATE CLOSURE
The Annual Hueneme Beach Festival takes place August 26– 27 this year. Surfside Drive will be closed to traffic therefore the community entry gate will be as well. Please use the exit gate to enter and leave the community. As this is not the normal flow of traffic, please use caution when entering or leaving the property.
WHO TO CALL AND WHEN
We have an after hours emergency service for HOA related emergencies. Some residents are confused on who to call and when.
PLUMBING — If you have a clogged drain in a sink (kitchen or bathroom) or one of your toilets isn’t clearing the bowl when it flushes, the first call should be to a plumber to have the line cleared.
ELECTRICAL — if you have a switch or plug that no longer works, we’re happy to provide names of contractors during normal business hours but electrical issues inside the unit are not an HOA matter/emergency.
ISSUES AT THE POOL — Contact Archon for too much noise or too many people 800-274- 5717. If you see someone in there late night or early morning, please call Port Hueneme Police Department non emergency number at 805-986-6530.
GATE CODES
When using your gate code to enter or provide access, the call will need to be answered within 60 seconds otherwise it times out. If your phone is not ringing, please contact your Carrier and/or check your blocked call list. To reduce costs as well as frustration, please consider using a card or a remote to access the community. As an aside, please do not use the call box to call the office after hours.
ANNUAL MEMBERSHIP MEETING AND ELECTION OF OFFICERS
This year the Annual Membership Meeting and Election of Officers will take place on November 27 at 7 pm in the clubhouse. Phil Moreton’s three year term expires this year, however he’s expressed an interest in running for another three year term. If you are interested in running for the open seat on the Board, please complete the Nomination Application that was distributed to all members earlier this week. A reminder that if the number of applicants equal the number of open positions for the Board, the election will be held by Acclimation.
CHECK YOUR BIKES
If you have a bicycle stored in one of the bike racks and haven’t checked on them in a while, please do. In July, two bicycles were stolen and both bike owners were using coated cable locking systems. Please know these are incredibly easy to cut with a bolt cutter that fits in a thief's pocket. We strongly suggest everyone use either a thicker motorcycle type cable or a U shape lock to prevent the community bike racks becoming a target. If your bike has been stolen, PLEASE report it to the police so they’re aware we need more patrols.
HANG TAG PERMITS REQUIRED ON ALL VEHICLES AT ALL TIMES
During the months of June and July (summer), several residents reported they see people park in the lot at the community and walk across to the beach. Whether these people are actually guests of residents or just trying to avoid a beach parking fee, we’re not sure. Regardless of the time of day/night or duration of stay, every single vehicle on property must have a hang tag permit displayed from the rear view mirror. If the allotted number of permits from your home are being used by other vehicles, any excess would need to park on the street. No exceptions please and thank you!
PLUMBING ISSUES
As you know, a majority of the drain pipes at the community are nearing or more than 50 years old. At some point, these lines are shared for all three levels of the building. Because we have quite a few second/vacation/friends and family share units, leaks may not be seen right away. The most common issues we’ve experienced in the last several weeks occur with the drain lines for the townhome unit that run through the wall that separates the two bedrooms facing the parking area in the downstairs units but there are other drain lines as well. Second home unit owners, please make arrangements to inspect your unit at least once a month. If you are unable, please ask a local friend or a neighbor to assist. The sooner we know about an issue, the more likely we are to avoid extensive damage to the unit. Although plumbing repairs is a budgeted item, the damages a leak causes may or may not be covered by the HOA.
FOR THE SAFETY OF ALL OUR RESIDENTS, PLEASE MAKE SURE YOU ABIDE BY THE POSTED SPEED LIMIT OF 9 (NINE) MILES PER HOUR THROUGHOUT THE COMMUNITY.
Community Living in a Snapshot
While we encourage each resident to be familiar with the Rules and Regulations Handbook, below are some of the more common issues we face.
For obvious safety reasons, the vehicular exit gate is to be used ONLY as an exit gate unless it’s been marked for entry/exit by the on site team. Please follow marked traffic patterns. Yellow arrows are painted on the roundabout parking for a reason. Please make sure you adhere to them even if it adds 3-5 seconds to your ability to park and/or leave. Because we take safety very seriously, all these WILL result in fines
Hang tag permits are now required on all vehicles parked on property and they must be displayed from the rear view mirror of the vehicle. Contractors should check in with the office for a temporary permit to avoid receiving a citation.
BEFORE you start any renovations in your unit, please contact the office for guidance on what requires approval. Work that requires a permit and does not have approval will be reported to Code Compliance.
Video doorbell products are quite popular. You can mount them on your screen or front door but they cannot be installed on the stucco.
If you live in a two bedroom unit, it may be a good idea to check the door on the top floor from time to time Make sure it’s clean and the hardware is functioning. During a recent walk through, some of the knobs and deadbolts appeared rusted shut. Because it’s a way for you to get out in the event of a fire, it’s important they work properly.
In most cases, it’s owner responsibility to complete minor plumbing repairs. If you have a clogged sink or toilet, your first call should be to a plumber. If they’re not able to rectify the situation, please call management. If your need to replace a fixture that would require shutting off the main, it will affect your neighbors. Please make sure you notify everyone directly next to/ above/below you at least 24 hours in advance for non-emergency repairs!
Flushable wipes are not flushable. If you use them, please do not flush them because even if they don’t clog your plumbing, it can and will cause and issue for your neighbors.
Pool and spa area
1. Don’t eat food while IN the pool or spa.
2. Persons who wear diapers must wear swim diapers.
3. GLASS IS PROHIBITED IN THE ENTIRE AREA.
4. Tampering with safety equipment-emergency shut off for the spa, life rings or hooks-is also prohibited.
5. If you bring “music” to the pool, remember you need personal listening devices.
6. Only four guest per household is allowed.
Please don’t put the Board in the position that they are forced to revoke your privilege to use the pool/spa.
Patios and balconies
1. Only furniture designed for outdoor use is permitted. Items such as coolers, folding “camping or beach style” chairs, tables designed for indoor use, etc. should be promptly moved inside when you’re no longer on your patio or balcony.
2. Storage of any kind is not permitted—mops and/or brooms, bicycles, fishing poles, empty planters to name just a few.
3. Pets cannot be left outside when you’re not home to monitor them and at NO TIME are pets allowed to use the patio area for their “restroom”.
4. Smoking is NOT permitted on patios or balconies.
5. Please do not hang anything over the patio or balcony railing to dry!
6. If you have an umbrella on your patio, please remember to put it down or store it out of view when it’s not in use.
7. Mops and brooms should never be left on the patio or balcony.
Hose bibs in common area are not for use by residents. Most of the planters have been changed to a drip system which means less water waste because it’s being delivered directly to the plant. If the area around your home appears dry, please contact us so we can have the landscapers take a look at the irrigation.
Speaking of planters, please do not leave any personal items (potted plants, décor, hoses, etc.) in the planted areas outside your home. Planting or removing plants in common area is prohibited. If it needs attention, reach out to me.
Considering cleaning your balcony? Please sweep and mop the area rather than dumping buckets of water on it. The neighbors below you will certainly appreciate not having dirty water invade their patio or bedroom window.
One of the largest grassy areas the community has is along Ventura Road. While socializing of residents and their pets is certainly welcome, please be mindful of the residents who live in the building by doing your best to keep barking to a minimum.
If it’s been a while since you cleaned your dryer vent line, please consider doing so. This is one of the most common factors for fires.
Please be mindful when parking. If you pull in too close to a white line, it doesn’t allow enough space for your parking neighbor to get in or out of their vehicle without some serious effort to risk damaging both vehicles. Not to mention parking is at a premium and it could make a space unusable.
Trash should NEVER be left outside your front door as it attracts critters and pests to the buildings. When you’re ready to remove trash from your home, please take it to and place inside the appropriate receptacle. Placing unwanted furniture or other bulky items in the enclosure in hopes that someone else may want it is NOT ok.
Pets must be on leash and the leash must be held by someone able to control the pet when you are outside your home. Cleaning up is not only a responsible thing for pet owner to do, it is in the HOA rules and a County ordinance as well.
A note from the Community Manager
My husband and I spent our vacation in Georgia and Florida with our grandson (and his parents-haha). We had an absolute blast but both of us forgot how exhausting littles can be-especially a too smart for his age eight year old. Kudos to those parents who have them and those grandparents who have them closer than 2000 miles away.
I’m probably just as excited to start the carport project as you are. As mentioned, the plans will be to the city by the end of the week and the contractor is already working on the logistics of navigating the project to completion. It’s going to be hectic for several months so lets all practice a little extra kindness and patience during the project.
We’re currently coordinating a Budget Committee Meeting in order to have a recommendation for the Board at the September meeting and an approved budget at the Annual Membership meeting. Stay tuned.
